A Brisbane riverfront estate spanning more than 7,300 sqm has hit the market for the first time in 25 years.

It comes as Brisbane’s prestige riverfront market enters a new era, with scarcity driving prices to historic highs.

Last year, around 40 riverfront houses sold across the city, yet the total value of transactions reached $231.8m, and the average sale price rose 29 per cent to a record $5.8m, according to Place Advisory data.

The year also marked a milestone moment for Brisbane’s top end, achieving two $20m-plus riverfront sales in Hawthorne.

Heath Williams, of Place New Farm, is marketing the latest riverfront property to hit the market at 51 Stevens St, Yeronga.

“True riverfront holdings are the rarest commodity in Brisbane real estate; they simply don’t exist in volume,” Mr William said.

“The last time an estate of this scale changed hands in Yeronga was decades ago.”

Built in 1969–1970 and commissioned by the Foyster family, 51 Stevens St was the most expensive home constructed in Brisbane at the time.

Yeronga has recorded a 25 per cent jump in house values over 12 months with the suburb median sitting at $1.625m.
