A 1950s house has raised the bar for Brahma Lodge, with its sale almost becoming the first to crack the $1m mark in the northern suburb.
The three-bedroom home at 12 Eastview St sold under the hammer for $935,000, smashing the suburb’s record sale price by $85,000.
According to property records, the highest residential sale for a single house in Brahma Lodge was set by the residence at 15 Gregory St when it sold for $850,000 in September last year.
There have been several other higher sales in the suburb but they have included multiple properties, records show.

The Brahma Lodge property at 12 Eastview St has set a new sale price record for its suburb.
Its potential to be subdivided, keeping the existing house and developing the back half of the property, was appealing to prospective buyers.
A developer purchased the home for $935,000.
The Eastview St home, which was built in circa 1959, is on a 920sqm block that has subdivision potential and two sheds.
Ray White Salisbury principal Justin Irving, who sold the property with Tamika Cooke, said the allotment’s subdivision potential was part of the appeal.
There were 18 prospective buyers who registered to bid on the home at auction, six of which made one, Mr Irving said.
He said a developer that planned to subdivide the land but retain the house and build on the rear part of the property bought it.

The sale eclipses the previous record price for Brahma Lodge, which was $850,000.
The home has three bedrooms and one bathroom.
It was built in the 1950s.
“It was a little bit unique because the house can potentially be retained at the front and cut off at the back,” he said.
“You can create a title, put your fence up, sell your block off if you wanted to.
“The front house was in a reasonable condition – I think the grandfather (in the family that owned it) built it.”
Mr Irving said most properties were positioned too close together these days to justify selling off the rear part of larger allotments, but this one had just enough space down the side for a driveway.
According to latest PropTrack data, the median house price in Brahma Lodge is $647,500.
