Élysées New Farm is a boutique six-home development by BTV Group, offering an ultra-rare lifestyle option near the heart of the city.

An ultra-limited collection of luxury apartments has gone to market in the heart of Brisbane, with one unit already sold.

Builders began construction on Élysées New Farm in April, developed by BTV Group and listed for sale in May.

Spread across a single low-rise building, the project is designed for high-end rightsizers looking for house-sized living right by the James St precinct.

Launched to market in May, one of the three bedroom apartments has already sold for more than $5.5 million.

BTV Group founder Blake Troy said his team wanted to create inner-city accommodation that still had a sense of privacy.

“[New Farm] has this incredibly rare combination of walkability, village atmosphere, greenery and connectivity, all within minutes of the CBD,” he said.

“We created residences that feel much more like elevated private homes, with leafy outlooks, connected to quiet streets … the rooftops genuinely feel like an elevated alternative to a backyard sanctuaries.”

Prices begin at around $2.5m for a two-bedroom unit, with each home having full access to a private rooftop retreat overlooking the city.

The development on Terrace St is divided into three types of residence: two two-bedroom units over one floor, two three-bedroom units over two floors, and two three-storey town home at the sides of the building.

Prices begin at around $2.5 million for the two-bedroom units, with one of the three-bedroom apartments recently purchased for more than $5.5m.

With a design by Hogg & Lamb Architects and landscaping by Ivy May, the project used its separated floor plans and shaded greenery to balance private and shared spaces for its owners.

Each resident will have access to the building’s rooftop terrace, offering views over Teneriffe Hill and the city skyline.

Construction on the development commenced in April, with an estimated completion date of September 2027.

The two town homes include their own private rooftop and pool, along with lift access from floor to floor of their home. Meanwhile, the remaining four units share a rooftop terrace in the centre, including 400 sqm of pool, lawn and barbecue spaces.

Homes are being sold by Place New Farm, with agent Heath Williams saying they’d received a strong buyer response.

“We’ve only just launched and one is under contract,” he said, adding the buyer was a local high-profile rightsizer.

“He bought it because downstairs can basically act as an independent one-bedroom apartment, and the lower floor can be a multigenerational two-bedroom apartment.”

The project is expected to be completed at around September of 2027.
