‘Blank canvas’ renovator’s dream hits market for first time in 86 years

A crumbling inner west house besieged by mould and vegetation, set on a block filled with piles of assorted junk, has come up for sale in what will be one of the biggest tests for the property market as interest rates climb.

Properties requiring hundreds of thousands in repairs have until recently attracted strong buyer interest from developers, professional renovators and owner occupiers seeking an opportunity to recreate a home modelled to their tastes.

It has resulted in some lofty prices for houses that, in many cases, are not inhabitable.

The mouldy inner west house now up for sale is situated in Marrickville and is up for sale for the first time in 86 years.

Located at 27 Beauchamp Street, Marrickville, the two-bedroom, one-bathroom home was held by the same family for nearly nine decades.

Inside the home, there is what appears to be crumbling foundations, mould and stained covered walls to carpets.

The listing images reveal cracking plaster, broken or decaying cupboards and flooring while the bathroom of the home features discolouration around its shower into bathtub with broken tiles and peeling flooring.

From flooring to walls, the interiors will need attention


Outside, the backyard resembles somewhat of a junkyard with a heaped array of old furniture and spare wood in a pile on the ground while overgrown vegetation is in need of attention.

Vegetation also appears to growing on the roof.

The listing describes the residence as presenting “a truly rare opportunity” and “ideal renovation project, knockdown rebuild or development opportunity (STCA).”

With the existing dwelling in original condition it is described as providing a “blank canvas for those with vision to restore, extend or create a brand-new residence tailored to modern living”. The home is set on a 392 sqm parcel of land.

While no price guide is available the listing states an estimated property price due to suburb median of $1.88m.

The fixer-upper home is set to go to auction on February 14, listed via Ray White Macarthur Group’s Kane Totten and Lucas Macris.

No price guide has been released but an automated valuation suggested intact houses of a similar size, and on a similar block, would sell for about $2.1m in the Marrickville area.

The listing follows previous dilapidated home sales in the inner west including a single-level terrace at 26 Kent St in Newtown that sold in May for $1.606m, more than $600,000 over its price guide.

A rundown home at 4 Water St in Annandale sold in February 2024 for $1.32m, while another home in Enfield sold the same year in July for $2.4m.
