The continued cooling of property markets in pricey Surf Coast and Bellarine Peninsula towns puts buyers in the box seat this summer.

Popular summer playgrounds like Point Lonsdale and Anglesea have recorded some of the region’s biggest price drops in 2024.

Houses are also taking longer to sell along the coast, with the typical days on market in Lorne blowing out from 68 last December to 118 this year, according to PropTrack data.

Great Ocean Road Real Estate, Lorne agent Tyrone Provan said land tax and cost of living pressures had created a price sensitive market in the wake of the post-covid recalibration.

But on the flip side, there has been an uptick in demand for apartments in Lorne due to their lower site values.

“There are still quite a few properties with Covid price hangover and the newer stuff hitting the market is priced according to the current market as opposed to what they were worth three years ago,” Mr Provan said.

“It’s taking a lot longer to sell, I think it’s important for vendors to show a willingness to meet the market to find a buyer.

“A classic example was 49 Ocean Road, Lorne, which sold in the early $5 millions back in October, as opposed to its initial stating price of $6.75m.

“The vendors consistently showed a willingness to meet the market and at the end of the 11-month journey they found a buyer.”

While not everyone can afford a front row position or water view, there’s no harm in checking out how the other half live.
