A triple-storey beachfront dream home has sold for $19 million just 72 hours after hitting the market amid a “mind-boggling” volume of enquiries.

The Mermaid Beach mansion was listed with Amir Prestige agents Amir Mian and Carlie Mills, who said they were immediately inundated by local and interstate buyers vying for the keys to the architect-designed property.

Property industry heavyweight Shane Smollen, who last month signed on as a partner with rival Gold Coast agency Kollosche, is rumoured to be the buyer of the luxury home on a 632 sqm parcel fronting the sand at 89 Albatross Ave.

Mr Mian said the swift sale was a reflection of the region’s brisk prestige market, coming hot on the heels of another landmark transaction at $27.5m for a 2017-built mansion at 127 Hedges Ave, Mermaid Beach.

That off-market transaction, also handled by Amir Prestige, was one of the highest residential sales on record in Queensland.

“There is a huge market for beautiful homes on the beach and they are being snapped up very quickly,” Mr Mian said.

“Property prices in Mermaid Beach have doubled over the past five years because there is so much demand for the lifestyle here.

“The amount of enquiries for this home was mind-boggling — I was bombarded with calls within an hour and this is a dream-come-true result for the seller, matching a perfect buyer to the perfect property.”

PropTrack data shows the median house price in Mermaid Beach hit $3.56m in September, up from $1.75m in 2020.

The Bayden Goddard-designed home was built 10 years ago on land which last traded for $5.75m.

Described as “the ultimate in modern coastal luxury”, the property combined solid concrete construction and timeless interiors, with features including four bedrooms, four bathrooms, a six-car basement garage, lift and 12.4m of direct beach frontage.

Framed by tropical gardens, the home had soaring ceilings and limestone floors with a covered entertaining terrace with built-in barbecue, while the top floor was given over to the master bedroom with a private office and oceanview balcony.

Mr Smollen is a billionaire property developer and former McGrath board member who last month joined Kollosche as the company looks to expand its regional reach.

Originally from the Gold Coast, Mr Smollen moved to Sydney in 2001, leading sales growth for the McGrath network before establishing his own group of 11 real estate offices, later acquired by McGrath.

Records show he sold a Byron Bay trophy home for $33.5m in January, also offloading another luxury home in Sydney’s Tamarama for $16.5m in February and relocating the family to the Coast to take up his new real estate position.
