On Bayview’s exclusive millionaires’ row, this waterfront estate has hit the market with a 2,500-bottle wine cellar and its own golf simulator.

Known as Aramoana, which means The Pathway to the Sea, Sydney property developer Clint Bragg said the design of his home was inspired by the “American Lakehouse” aesthetic combined with his own Kiwi roots.

Mr Bragg has listed the six-bedroom home at 1744 Pittwater Road, Bayview bringing the architectural spirit of Queenstown to the blue chip location.

The home is being marketed by Ray White Northern Beaches sales agents Sasha de Bilde and Emma Blake guiding $23m to $25m.

Mr Bragg and his wife, Helen, commissioned renowned architect Mark Broadley of Giles Tribe Architects to create a timeless estate for their family of seven.

“The vision was to create a true waterfront estate – timeless, grounded, and rich in traditional craftsman detail. Mature 30-year-old olive trees frame a cobbled drive, guiding you through the home and onto a pristine entertaining lawn,” Mr Bragg said.

“Beyond, the grounds roll effortlessly to the pool, boathouse and picture-perfect jetty.”

The home’s north-facing aspect captures an uninterrupted view straight up toward Lion Island, a vista that serves as the backdrop for a residence built for both high-octane entertaining and intimate family life.

The middle level is the heart of the home where you will find a vast balcony capable of hosting 100 guests, while the lower level serves as a private wellness sanctuary.

Mr Bragg said Aramoana leaves no stone unturned whether for the connoisseur and the athlete.

The property features a 2,500-bottle wine cellar reflecting Mr Bragg’s personal passion for wines, a hi-tech golf simulator, gym, infra-red sauna, and a resort-style pool and spa.

Hydronic underfloor heating runs throughout is complemented by an open fireplace, creating a gentle, radiant warmth that Mr Bragg said is his favourite feature during the cooler winter months.

On the 1716 sqm lot there is also a triple garage with an apartment-style wing and a dedicated mudroom.

After five years in the home, Mr Bragg is now turning his focus to the next opportunity.

“Bayview is exceptional -offering the very best of the Northern Beaches lifestyle,” he said.

“After raising our family here, my dream is to keep creating homes that bring together timeless charm, intelligent function, and beautiful form.

“It’s an unmatched lifestyle.

“Whether you’re enjoying everyday family life on Pittwater or entertaining friends and family, the home performs effortlessly, providing an ideal setting for any occasion.”
