It is well below the suburb’s benchmark, which property data shows was set by the home at 34 Esplanade when it sold for $4.125m in April.
It’s also not far off the suburb’s median house price, which latest PropTrack data shows is $1,254,500.

The three-bedroom house won multiple Building Designers Association awards in 2006 when it was built, including best interior fit out, best duplex and best project overall.
The owners purchased it shortly after in 2007, returning home from Melbourne to be with family, and have called it home since.
“The moment we walked in, we loved how open and light it was – perfect for family life,” they said.
“We’ve celebrated every milestone here.

The house spans three levels, with a double garage on the ground floor, the main living areas on the second and the bedrooms at the top.

Selling agent Eileen Mousley, of Ray White Semaphore, said it was almost a bargain on the beachfront.
“It’s very, very reasonably priced to sell,” she said.
Ms Mousley was expecting the property to attract good interest throughout the Christmas and New Year period.
“During the holidays, we get so many people down there coming to holiday in the area that also look to buy for the future,” she said.
With the family grown, the vendors are selling the home to move to a rural area.
