Townhouses have emerged as the clear frontrunner at a Queensland auction event over the weekend with affordability driving intense competition.

Place Estate Agents’ The Day auction even included more than 50 auctions across Brisbane with and an 82 per cent clearance rate.

Head of Place Auctions, Paul Curtain, said townhouses recorded the highest number of registered bidders, averaging seven per property, as Brisbane buyers continue to prioritise value and convenience.

Place Estate Agents’ The Day auction even included more than 50 auctions across Brisbane.

1/10 North Street, Newmarket sold for $1.485m.

“Affordability is the main driver right of this trend right now,” Mr Curtain said.

“Townhouses are giving families, couples and first-home buyers a chance to stay close to the city without the maintenance or the million-dollar-plus price tags of detached homes.

“We’re seeing huge depth in that segment, and that demand is flowing through to strong results.”

The standout townhouse sale of The Day event was from 1/10 North St, Newmarket, marketed by Alex Rutherford of Place New Farm, which drew nine registered bidders and a crowd of 50.

The auction saw 31 bids before selling under the hammer for $1.485m, with bidding narrowing to $1,000 increments in its final stages.

“Within the townhouse market, there’s a sense of urgency from people who’ve been priced out of houses but still want to live in lifestyle suburbs close to good schools and transport,” Ms Rutherford said.
