Adelaide had just 11 suburbs in its ‘million-dollar club’ a decade ago – that’s expanded to almost 150 today.
Latest PropTrack data reveals there are now 147 suburbs with a median house price of $1m or more.
Unley Park was the most expensive suburb back in 2015, with a median of $1,692,500, followed by College Park ($1,457,500) and Medindie ($1.352m).
Those suburbs still hold the top three positions, just in different order – Medindie leading with a $3.29m median, then Unley ($2,850,500) and College Park ($2,782,500).
Medindie is Adelaide’s most expensive suburb.
Industry leaders say it is because of price growth over the last five years, since the Covid pandemic, that the once exclusive group has expanded so much.
Real Estate Institute of South Australia chief executive Andrea Heading said Covid not only stimulated it, “it accelerated it”.
She said expats returning and other interstate residents moving to Adelaide to escape lockdowns during the pandemic were largely responsible for the growth.
Unley Park is Adelaide’s second most expensive suburb.
“They drove it because of the fact that they were selling at a good price where they were coming from and when they were buying a similar property here, it was significantly less,” Ms Heading said.
Strong demand for limited supply post-Covid was continuing to boost prices, she said.
“The less there are, the more competitive it gets, that drives up the prices as well,” Ms Heading said.
She said the number of properties with a median price above $1m was “not surprising”.

“The median keeps on creeping up each quarter – not even creeping up, some years it’s gone up quite high,” Ms Heading said.
“It will still keep on increasing.
“Unless there are extreme events, it should keep going up but not dramatically.”
Turner Real Estate managing director Lachlan Turner said both houses and units continued to record strong growth, which reaffirmed the city’s reputation as “one of Australia’s most stable and affordable markets”.
With listings scarce and buyer demand still strong, he said the year was shaping up to be another strong one for Adelaide.
