Adelaide property listings drop as homes take longer to sell

Fewer properties are being listed for sale across Adelaide because the homes already on the market are taking longer to sell, a leading real estate expert says.

Ray White SA chief executive Matt Lindblom said it was a softer spring selling season this year mainly because the number of days some properties were spending on the market were blowing out.

His comments come as latest PropTrack data shows new properties listed for sale across Adelaide in November were down six per cent year-on-year, while total listings were down 7.3 per cent.

New listings are down six per cent across Adelaide in November compared to a year ago, new data reveals.


Mr Lindblom said days on market made a big impact when it came to selling a home.

“People don’t realise how much that has an impact,” he said.

“When that increases, it reduces the capacity of agents to sell more volume of stock.”

Mr Lindblom said while some people were already preparing to put their homes on the market in the new year, he didn’t think there would be a flood come January 1.

“A lot of people list properties now but they won’t go live until the new year,” he said.

“I don’t think anything material is going to change in the short term though.

“The market is still strong but it has cooled.”

He said several factors, including any movement with interest rates, would determine whether people were confident enough to buy and sell in coming months.

As open home or inspection attendance is generally lower at the start of a new year, Raine & Horne Strathalbyn principal Brendan Saunders said it was a good time for vendors to list their properties to sell quickly for the best price.

“I’d definitely recommend sellers reach out to an agent now to arrange an appraisal of the property’s value,” he said.

“We usually hit the ground running when local businesses re-open on about January 5.

“Stock levels are usually so low then that people are waiting to buy, and this is usually a valuable time for vendors to take their properties to market and start hosting open for inspections,” he added.

“Use the festive season as the perfect time to get your property prepped and ready for a New Year listing.

“The market isn’t as seasonal as it used to be, and I can confidently say there will be buyers actively looking at the start of January.”

Nationally, new listings were down 4 per cent in November compared to the same time last year, according to PropTrack’s latest Listings Report.

It said recent trends continued, with listings up 8 per cent in Sydney and 5 per cent in both Melbourne and Canberra over the period.

“For all three cities, November caps off a stronger spring overall than in 2024,” the report said.

“In contrast, Perth, Brisbane and Adelaide have seen a quieter spring than last year.”
