Cooinda Lodge meets Gunlom Falls in this acreage property, which has hit the market in Darwin’s rural area.

The block at 10 Bradley Rd, Livingstone, is for sale with a price guide of $1.48m and what selling agent Daniel Harris of Real Estate Central is calling a “magazine-worthy” pool precinct.

“The pool is incredible,” he said.

“It’s modelled on the pool and waterfall at Cooinda Lodge in Kakadu.”

Owners Paul and Vanessa Luck reckon their pool gives the Cooinda Lodge one a run for its money.

“Our (rockscape) is made from actual rock, where most others are fibreglass,” Mr Luck said.

“The main pool is deep and there is a little pool at the top of the rocks, which feeds the waterfall.

“Two people can easily sit up there with a bottle of champagne and look back to the main house.

“You get a completely different perspective and it looks amazing, especially in the wet season, because everything is so green.”

Mr Luck the upper pool felt like something straight out of Kakadu.

“It feels like it’s natural,” he said.

“It’s embedded into the property … and you can go to sleep to the sound of the waterfall.”

The 8ha block also has a unique home with double height ceilings, open plan living, a downstairs bedroom and two more bedrooms on a mezzanine level.

“We love the open plan living and the tall ceilings – the home is built for the Territory,” Mr Luck said.

“The house has six sets of double french doors in the main area that look out to the pool and waterfall.

“And guests normally want to stay in the (ground floor) bedroom due to the fact you can walk straight out to the pool area.”

The home has a spacious entertaining veranda the flows out to the pool, while princess stairs built into the rear of the waterfall rockscape lead to a gazebo pavilion with another covered entertaining space, a fire pit area, a bathroom and a laundry.

A third dwelling houses guest accommodation and sits on a peak looking out over Acacia Valley.

There are multiple workshops, a four-bay stable with concrete pad, a chicken coop, fruit trees, stock paddock, bore, seasonal dam, solar with lithium batteries and a backup generator.
