A major 75-hectare development on Lismore’s northern edge could continue to shape a ‘New Lismore’ following devastating floods.
The flood-free landholding could transform the location with residential, commercial and industrial development as the master-planned development opportunity is being formally launched this week.
RWC Burleigh Group’s Nathan Huxham announced the launch of the 75-hectare multi-precinct development site at Lots 101-104, 1055 Bruxner Highway, Goonellabah.
Situated within the Lismore Shire, focus on flood-resilient development in the area has been a focus of rebuilding from previous flooding.

“This is one of the most significant development opportunities we’ve seen in Northern NSW in recent years,” Mr Huxham said.
“The elevation, the scale and the diversity of permissible uses make this site genuinely transformative for the future of Lismore.”
The site has recently undergone a transition from RU1 Primary Production zoning into a carefully considered mix of residential and commercial zones in a material change of use.
The master-planned framework is set to support what is said to be what many are already referring to as the ‘New Lismore’.

According to Mr Huxham, the location allows residents and businesses to “operate with confidence, knowing they’re protected from future flooding events.”
“After everything this community has been through, there’s a real focus on building smarter and more resilient,” he said.
The plan affords opportunity for a broad range of development outcomes including low and medium-density residential housing, land-lease communities, aged care and retirement living, childcare facilities, medical and educational uses, retail and commercial centres, a proposed retail drive-through service station with direct highway access, as well as hospitality, short-stay accommodation and community facilities.

“What’s exciting is the flexibility,” Mr Huxham said.
“This isn’t a one-dimensional project,” he said. “It’s a blank canvas for visionary developers who want to deliver housing, services and employment opportunities in one integrated, future-focused location.”
Forming the coordinated master-plan community, the site comprises multiple zoned parcels, including R1 General Residential, R3 Medium Density Residential and E1 Local Centre land.
Situated along the Bruxner Highway, the location affords connectivity to Lismore’s CBD, Ballina, Byron Bay and the broader Northern Rivers region.
Just east of Lismore, Goonellabah is said to continue to experience steady demand, supported by population growth, infrastructure investment and a renewed emphasis on flood-resilient development across the region.

Mr Huxham said Lismore is evolving.
“We’re seeing strong support from both the state government and local council to encourage the right development in the right locations,” he said.
“This site aligns perfectly with that vision.”
The master-planned development opportunity is being formally launched this week, with interest expected from local, interstate and institutional developers seeking scale, security and long-term growth in Northern NSW.
