It looks like a luxury resort, but this suburban oasis has just rewritten Hampton Park’s property history with a $3.015m sale.

The four-bedroom estate at 4 The Grove has set a new benchmark for Melbourne’s southeast, eclipsing the suburb’s previous $2m record at 298 Pound Rd in 2022.

Behind its electric gates and manicured hedges sits more than 4000sq m of landscaped grounds, complete with a pool, sauna, spa, gym, basketball court and pool house.

The buyer, a local businessman, purchased the property after just one inspection, securing it by private negotiation in the second week of the campaign.

Area Specialist Rapid director Khaled Arabzadeh said the home drew strong emotional interest from the moment it hit the market.

“It felt like a trip to Bali in your own backyard,” Mr Arabzadeh said.
“The sellers created something unique, the successful offer was unconditional, this was a heart decision.”

Mr Arabzadeh said the home’s outdoor space drove the sale, with buyers spending most of their time exploring the backyard rather than the house.

“People spent five minutes inside and twenty outside,” he said.

“The owners invested about $1.5m back there. I haven’t seen a backyard like this in the southeast.”

Listed with a guide of $2.895m-$3.15m, the home attracted four buyer groups and two offers, in a short two weeks, a strong strike rate for a property in this price range.

The deal towers above Hampton Park’s median house price, which sits in the high-$600,000s according to PropTrack.

Mr Arabzadeh said it signals that prestige demand is spreading further across Melbourne’s outer southeast.

“Second-home buyers are confident again,” he said.

“Many are selling investments because taxes and maintenance have increased, and they are upgrading lifestyle instead. Money is moving into quality living.”

Despite nearby transmission lines, the property’s size, privacy and resort-style fit-out helped it achieve an unprecedented figure for a single residential home in Hampton Park.
The Area Specialist Rapid director said despite the house not being massive, the lifestyle side of the home was the main selling point.

“The house itself isn’t massive, but the lifestyle is. For a pure home and backyard on this street, this price will stand for a while,” Mr Arabzadeh said.

The agent credited the vendors for their courage to go big when others told them to pull back.

“People told them they were overcapitalising,” he said.
“They took the risk, presented it at a top level and earned the reward. They deserve it.”

The sellers now plan to stay close, househunting around the $2m mark in Narre Warren North.
