A hushed property deal in Brisbane sets a new benchmark as a suburb record and the city’s biggest apartment transaction this year.
Place New Farm’s Heath Williams this week sold a penthouse for $14.75m, smashing the suburb record for an apartment in Kangaroo Point by $3.7m.

The luxury property in the Wallan building at 14/2 Scott St includes city and bridge views; expansive entertaining terraces and a full-floor layout designed for privacy and scale.
Mr Williams, who sold the property in a secret deal, said the city’s top transactions were increasingly being shaped by networks and strategy rather than spectacle.
“At Brisbane’s ultra-prime end, buying and selling is beginning to resemble a private introduction rather than a public campaign,” he said.
“Architecturally significant residences are not always broadly broadcast.
“Instead, they are selectively presented – owner to owner – through trusted intermediaries and highly qualified networks.”

The Kangaroo Point penthouse followed the same strategic playbook Mr Williams deployed weeks earlier in the sale of Teneriffe House, which transacted off market for the suburb record and current highest sale price of 2026.
While that price has not yet been released, industry sources revealed it to be higher than the recent $18.5m sale of 26 Elystan Rd, New Farm.
“At this level, you don’t start with exposure,” he said.
“You start with alignment.
“In the $10m-plus tier, the buyer pool is sophisticated and finite.
“The strategy is about precision; understanding exactly who the asset resonates with and structuring the introduction accordingly.”

Mr Williams said high-net-worth clients were not entering the market for the first time, nor exiting it entirely.
“They’re repositioning,” he said. “They already understand value.
“They’re not looking for spectacle. They’re looking for clarity, timing and discretion.”
However Mr Williams said the strategy did not replace traditional marketing.
The Wallan is a 14-storey building completed in 2018 that includes a collection of 14 whole-floor apartments.

The previous highest price paid for an apartment in Kangaroo Point was $11.05m, paid last year for an off-the-plan apartment in the under construction Heirloom.
The highest sale price for a house in the suburb is $15m, paid in 2021 for 1 Leopard St.
PropTrack data reveals the median unit price in Kangaroo Point is $840,000, up 16.4 per cent over 12 months.
