Sold: 34 Fairview Ave, Newtown.

Three bidders were keen to make a new start on a Newtown character home that’s come to market after serving as a family residence for half a century.

A young couple returning from Melbourne edged out two other hopeful buyers to land the four-bedroom character home at 34 Fairview Ave for $1.233m

Ray White Highton agent George Politis said 45 groups inspected the home during the campaign, with many making multiple visits to size up the weatherboard Californian bungalow close to the suburb’s dominant Pakington St shopping precinct.

“We had good competitive bidding – everyone that I spoke to that were bidders were actually local people,” Mr Politis said.

“We had one group that were from Sydney, but they had recently moved down here and they were the underbidders.”

Another couple had already sold up in Shannon Ave and were looking for a property to renovate and upsize.

The buyers also had local ties, he said.

A gas fireplace is at the centre of the main living room.

“They grew up down here and moved to Melbourne and are now moving back,” he said.

The property had been listed with price expectations between $1.2m and $1.3m, with three siblings handling the sale of the family home.

The house sits on a 510sq m block and features a charming facade that sets the tone for what lies within.

The heart of the residence centres around a spacious living area fitted with a gas fireplace.

An adjoining modern kitchen features a gas cooktop and electric oven.

The location places residents within walking distance of Chilwell Primary School – at the end of the street – and shopping along Pakington St.

A rear deck overlooks the backyard, leading to a double garage with rear lane access.

Newtown’s median house price is about $30,000 below the figure recorded at the same time last year by PropTrack.

The $1.118m median house price in Newtown is 2.8 per cent lower over 12 months, but has been rising steadily after the traditionally blue-ribbon suburb dipped below $1m in January for the first time since 2021.
