Offering a garden getaway in the middle of suburbia, this character Mile End home proved to be hot property at its weekend auction where it set a new price record within minutes.
The two-bedroom property at 35 King St sold under the hammer for $1.01m – $80,000 above reserve, setting a new record for a strata-titled home with no car park in the area.
Selling agent Thanasi Mantopoulos – who recently was named one of Adelaide’s top agents under the age of 35 – said interest in the property had been “unbelievable”.
“We had 70 groups through the home and five registered bidders at auction, three of which were active,” he said.
“It was very competitive … and it’s amazing that it cracked the $1m mark in one of the best streets in the western suburbs.
“I definitely think that its location helped achieve this price. If it would have been located anywhere else in the west, it would not have sold for that much.”

Mr Mantopoulos said the property had been a well-loved investment for a number of years.
According to PropTrack, the average house rents for $630 a week and $485 for units.
“Properties in that area are very tightly held and well-maintained,” Mr Mantopoulos said.
“The property also has good on street parking options, is close to transport and you can walk to the CBD.
“As a result, interest in the property was mixed. We had young professionals, middle aged buyers and downsizers.
“While the home was an investment, it ended up selling to someone who now plans to live in it.”
Situated on a 343sq m allotment, the meticulously maintained home featured two bedrooms with ornate fireplaces, a central living room with large windows, a kitchen equipped with plenty of storage and benchspace, and a dining room with large windows allowing the room to flood with natural light.
The long and inviting gardens at the back of this home created the ideal suburban oasis, and included a paved patio area plus undercover veranda for entertaining, a rainwater tank and a shade house.
The gardens also featured raised garden beds and mature fruit trees, ready for its next owner to enjoy.
Mile End has a median house price of $900,000, according to PropTrack.
