A beachside penthouse is looking to smash records in Victor Harbor after being listed for sale with a $2m price tag.
The asking price is $875,000 more than the highest price ever paid for an apartment in the retiree hotspot and is also well above Victor Harbor’s current $760,000 median price for a full-sized home.
Harris Real Estate South Coast’s Mark Forde said the price guide for the four-bedroom corner penthouse at 29/2-5 Flinders Pde was realistic given what similar properties were fetching elsewhere.
“Really good apartments in Adelaide, certainly not penthouses or anything, are going (selling) for $14,000 to $18,000 a square metre,’’ Mr Forde said.

“This one works out to about $10,000 (per sqm) so we’re well under (what buyers would expect to pay for a similar apartment in the metropolitan area).
“This is absolute quality and the views are extraordinary.
“In my opinion, it represents a very good buy compared to the metropolitan market.’’
Mr Forde, who declined to comment on sales records, said Victor Harbor property values were increasing on the back of the proposed Anchorage Hotel redevelopment, just metres away from the penthouse, part of the tightly-held Breeze Apartment complex on the foreshore.
Over two levels, the luxury home offers an open-plan living area framed by full-height picture windows, with uninterrupted views across the Soldiers Memorial Gardens to the ocean.

Balcony access is available on both floors, while the designer kitchen hosts an array of Miele appliances and Caesarstone benchtops.
Close to cafes, restaurants, hotels and shopping, the penthouse is a short stroll from the Causeway and the iconic horse-drawn tram to Granite Island.
It is understood no comparable properties have ever been offered for sale in Victor Harbor.
A three-bedroom Ocean Breeze apartment sold for $875,000 in an off-market transaction earlier this year.

The benchmark for a Victor Harbor apartment currently sits at $1.125m, according to property records, set in 2008 by a three-bedroom apartment in the same building at 14/2-5 Flinders Pde.
Mr Forde expected strong interest in the Flinders Parade penthouse from buyers looking for either a permanent residence or a luxury holiday home.
“Victor (Harbor) is such a wonderful location,’’ he said.
“It’s just over an hour’s drive south of Adelaide and there’s so many exciting things happening there.’’
With a median age of 60 – in contrast with the Greater Adelaide median of 39 – Victor Harbor is well-known as a retirement destination for cashed-up Baby Boomers and is often referred to as “God’s waiting room’’.
It is equally popular as a holiday hotspot for families and graduating students celebrating schoolies.
