Two-storey Corio home sells for price many won’t believe

DoorDash delivery could be on the menu for some time for buyers who snapped up a Corio home.

The four-bedroom, two-bathroom residence at 34 Merlin Crescent sold at auction for $405,000, which has to be one of the best value-for-money transactions in Geelong this year, if only the house had a working kitchen.

Gartland, Geelong agent Lisa Emanuel said the vendor had already ordered new cabinets for a kitchen makeover when the decision was made to list the house for sale as-is in the thinking that buyers would be happy to put their own spin on the space.

Ms Emanuel said the vendor later installed the cabinets, once they were delivered, leaving services, such as plumbing, capped off at the wall and for new owners to complete the job.

The 579sq m property was listed with $400,000 to $440,000 price hopes and sold after competition between two bidders.

The kitchen was photographed after the original kitchen had been removed.


Corio’s median house price of $485,000 has retracted three per cent in the past 12 months, according to PropTrack data.

But recent sales of four-bedroom, two-bathroom houses in Corio have achieved prices between $485,000 and $573,000.

“The buyers have purchased it as a family home. They’re going to renovate it and then they’re going to live in it,” Ms Emanuel said.

The kitchen cabinets weren’t the only head start provided by the vendor.

“The owner was going to renovate it and then we were going to sell it. But we had a meeting and decided let’s just sell it as it is.

The living room is a large space complete with reverse cycle airconditioning.


“He had ordered the (cabinet) carcasses, like the bones of the kitchen, so he ended up just putting them in and then he also repainted the entire house before it went to auction.

“So the lucky buyers got a full repaint and half of the kitchen installed.”

There’s still plenty more for them to do, she said.

“They have do the landscaping. It needs a bathroom renovated, and new flooring. But it has some beautiful character, like the ornate cornices.

The ensuite bathroom has been updated.


Ms Emanuel said there were families awaiting the outcome of the auction to see if they had a chance to pounce later, when the sale of their own home, or finance came through. She said investors from Perth and Sydney also ran their eye over the property

“The interior of the home is huge, it’s such a big floor plan.

“It was really a unique sale in that way. I haven’t come across a house like that recently. A lot of private homes that are going for $350,000 to $400,000 in Corio are three bedrooms, one bathroom homes, so they’ll have to put a bit of money in but that will be worth it.”
