The Aussie founders of modular hotel chain Tribe have listed the final apartment in a 70s era ski lodge they’ve overhauled in Victoria’s alps.

And the Falls Creek address has been listed with a $4.75m asking price that could drop jaws as much as the apartment’s phenomenal views.

Melissa and Mark Peters rose to prominence as the creators of the Tribe Hotels brand, which established modular build accommodation sites and had the backing of two Melbourne-based billionaire families — Sam Tarascio’s Salta Properties Group and the Victor Smorgon Group which is backed by the wealthy dynasty of the same name.

The hotel brand was sold to French hotel chain Accor in 2019.

The Peters have separately developed an eight-residence ski chalet 1 Arlberg St, Falls Creek, and sold most of the residences off the plan.

It is understood that one of those homes has already set a record for the popular mountain village, but is undisclosed.

However the final home was retained until the building was completed in October and is likely to set a new benchmark.

Known as Koki’s Apartment 7, the property is being sold by Zirky Real Estate’s Christina Smit.

The high ceilings and stone wall are among a few nods to the lodge’s history.


The property’s impressive kitchen is flanked by a concealed butler’s pantry.


The 212sq m apartment has a 21sq m balcony and private ski equipment storage.

An overhaul that was overseen by the Peters and Kerry Phelan Design Office has taken the property from a dated but much-loved ski lodge to a very modern, but still “very classic alpine” feel.

“Koki was one of the original lodges and in its heyday it was a cracking lodge in the 60s and 70s,” Ms Smit said.

While it’s been completely reworked as the most-luxurious building on the mountain, it still features some of its old 70s vibes including the high ceilings and stone wall.

Today it features a spa, double-sided Austrian fireplace and a work from home space is set up with two desks.

The spacious dimensions extend to the bedrooms.


The four-bedroom, four-bathroom floorplan also comes with multiple living areas, a drying room and butler’s pantry concealed behind the lavish main kitchen.

“In Koki Lodge we saw a treasured building in a prime location with so much potential,” Ms Peters said.

“As locals with hotel and property development experience we felt confident in taking it on and are proud to have transformed it into Falls Creek’s newest luxury residential address.

“Falls Creek hadn’t seen any apartments of such scale and quality until the Koki development, it has set a whole new benchmark for luxury for the region and attracted a new generation of

families to the area.”

A mix of groups have already inspected, mostly from Melbourne and Sydney.

The main living zone makes the most of the home’s views.


The building also includes a spa and sauna to warm up after a long day on the slopes.


Ms Smit added the majority of buyers who had inspected so far had commented on the size of the spaces and that they could see it had been designed by people who understood what skiers wanted from an alpine property.

The property, being sold as a lease, has a term through to 2059 with first right of refusal.
