Three of Australia’s biggest prize home charities came knocking within 24 hours of this stunning Gold Coast Hinterland estate hitting the market.

But in a surprising twist, they all walked away.

The listing of 34-40 Gibsonville St, Tallebudgera Valley has pulled back the curtain on prize home lotteries, revealing the fierce market competition and hidden costs charities face before handing over the keys.

“The Waters Edge” is owned by real estate agents Talei Kelly and husband David Manby, who bought the block two years ago and transformed it into a jaw-dropping wellness retreat.

“The charities are saying they would like more Gold Coast properties and they are definitely on the hunt, but they’ve said their cutoff at the moment is $6m, and this property will sell for a lot more than that.”

Yet behind the scenes, lotteries have deeper pockets but are being squeezed out of the Coast’s prestige market.

Dream Home Art Union general manager of lotteries Ben Sawkins said their typical price point stretched between $10 and $12m.

“Limited supply of true standout dream homes, combined with strong interstate migration and ongoing prestige demand, means opportunities are becoming harder to secure,” Mr Sawkins said.

Charities were pivoting from luxury mansions to unprecedented mega-prizes, with Dream Home Art Union launching its largest ever draw on the Sunshine Coast — a $15.5m prize featuring an entire complex of four luxury apartments at Kings Beach.

When charities do find a suitable property, they undergo a rigorous preparation process of upgrades ranging from “light cosmetic enhancements to more significant renovations”, along with strict operational and due diligence checks.

In practice, Ms Kelly said fixtures and appliances were routinely replaced to ensure brand-new warranties for the winner, even in freshly renovated homes.

For prestige buyers not constrained by lottery rules, the Tallebudgera Valley estate is tipped to spark a bidding war.

The lotteries are finding better value in emerging lifestyle destinations


Set on a flat 9,297 sqm parcel with 76m of creek frontage, it features a wellness retreat with a cedar ice bath, sauna, heated pool, and a guest studio.

Other perks include a whiskey lounge, formal dining room, and separate entertaining zone.

Gibsonville St, dubbed “The Hedges Avenue of the Valley” in reference to Mermaid Beach’s richest stretch, is a known goldmine for prize home draws, including a $6.2m YourTown estate designed by celebrity interior expert Darren Palmer in 2022.

But it was the spectacular Dahlia Estate that officially put the secluded enclave on the map, fetching a record $11.2m at auction in 2023.

Ms Kelly put the appeal of the semi-rural hotspot down to “the feeling of being on a permanent holiday”.

“The peace, the space, the outlook — it’s something truly special,” she said.

The Waters Edge goes under the hammer with Harcourts Property Hub on May 15.

PropTrack data shows median house prices in Tallebudgera Valley jumped 32.1 per cent over the past 12 months to $2,512,500.

Mater Lotteries and YourTown did not respond to requests for comment.
