The cost of living on your neighbour’s driveway

The chance to own a block of land in Sydney for under $400,000 usually comes with a catch – in this case, it is living on your neighbour’s driveway.

A block in Sydney’s Blue Mountains has been listed with a price guide of $389,000, despite the driveway spanning just 113 sqm.

That is about eight standard car spaces, or just under two cricket pitches side-by-side.

Selling agent Marc Fitzpatrick of Liberty Property Services said the owners have confirmed with council that you can build a home on the lot.

“They spoke with council, a town planner and an architect and discovered that it’s really no different to any other block,” he said.

“You can absolutely build the dwelling on there.

“Admittedly, it’s just going to be a very small dwelling for what the [Blue] Mountains are used to.”

Mr Fitzgerald said the neighbours would build a new driveway as part of the sale.

“Part of the deal is that whoever buys, these owners do have to create a new driveway out at the side of the property,” he said.

“So they are currently going through provisions for off-street parking um on the existing house at the moment.”

He added that the listing was an “interesting” one for the Blue Mountains, which is usually “renowned for big blocks of land and very big properties.”

In Leura, where the block is listed, the median property sells for $1.235m.

The Blue Mountains is usually known for larger properties.


Mr Fitzgerald said the block’s price was based on the potential value of a home on the lot.

“You’ve got townhouses in the area with quite high strata levies, with two-bedrooms selling from $850,000,” he said.

“We’re extremely confident that a similar sized, Torrens title, bespoke home in one of Leura’s best streets would have to be worth at least that if not more.”

Mr Fitzpatrick said he gets daily inquiries about the property.

“It’s our most popular listing,” he said.

“I would get at least 10 emails or calls a day on it.”
