Tas home sale of the year sets a new bar for prestige suburb

BY the time you’re reading this, the ink will be dry on Tasmania’s home sale of the year.

No.91 Salamanca Pl, Battery Point has been sold for a price that has eclipsed every other sale.

The property launched to market seeking “Offers over $6m”. Its final sale price was $6.5m, per realestate.com.au.

Listing agent Abi Freeman from Elders Tasmania described the four-bedroom, triple-level home — with a commercial space at ground level — as a one-of-a-kind.

Located among Salamanca’s historic stone buildings, cafes, galleries and retail stores, No.91 is the only stand-alone home in this prized location, Mrs Freeman said.

“The property attracted inquiries from all over the globe, and has been purchased by Tasmanians,” she said.

“It appealed to couples more than families.

“What everyone said was they loved the location and how timeless the home is. They loved how it is a unique, special property, and well outside the norm.”

The Salamanca sale has set a suburb record, smashing Battery Point’s previous benchmark by about $1m. In 2022, a waterfront house set the bar at $5.45m.

Tasmania’s next most expensive sale of 2024 was a historic 1834-built home in Sandy Bay’s Margaret St, sold by Peterswald director Kim Morgan for an undisclosed price.

At the time of listing the property, he said the 4400sq m Ashfield was set to be “one of the top sales of the summer”. And he was exactly right.

A home that brought a dash of Toorak to the beach at Nutgrove — No.2/9 Beechworth Rd, Sandy Bay — was Tassie’s third-highest sale, per realestate.com.au data.

This luxe home was listed by Peterswald’s Harry Coomer and Phoebe Nothling at $4m-plus. They sold it in not weeks or months, but mere days of hitting the market.

Mrs Freeman rounded out the top five with a pair of $4.4m Sandy Bay sales, in Melrose Ct and Ilfracombe Cres.

In a sign of the strength of the top end of the market, a $3.55m sale — No.2 Derwent Ln, Battery Point — was left outside the top 10 sales of the year.

And not far behind it were three sales of $3.5m each: No.356 Sandy Bay Rd, Sandy Bay, No.16 York St, Launceston, and No.1/2 Castray Esp, Battery Point.

A few years ago, a $3.5m sale would have landed a Tasmanian property in the top five.

Real Estate Institute of Tasmania president Russell Yaxley said when it comes to who is buying in the high-end of Tasmania’s property market, the result reflects the broader market.

“Our data shows that in the $2m to $3m price range this year, Tasmanian purchasers make up 71 per cent of sales, with 29 per cent made by interstate buyers,” he said.

“But looking at sales above $3m sees that percentage rise to almost 80 per cent.

“This is in-line with sales activity across the whole market.”

Mr Yaxley said there had been a number of extraordinary sales this year.

“Tasmania certainly punches above its weight,” he said.

“Sandy Bay and Battery Point are so well established and will always feature at the top of the annual best sales lists.

“But we are also lucky to have so many areas that are on the water or offer a desirable lifestyle and they are experiencing rising demand.

“The future is bright.”

Large sales that are also worth mentioning, although on much larger pieces of land, include No.14746 Highland Lakes Rd, Deloraine, No.810 Cloudy Bay Rd, South Bruny, and the 17ha highly awarded Trial Bay House at Kettering, which sold back in January for $7.6m.
