Some stunning homes have smashed suburb records this year.


Twenty-twenty-five has been a year of consistent records in the Sydney property market, with interest rate cuts and strong demand driving homes to jaw-dropping new suburb records.

The competition of cashed-up families, upgraders and investors has resulted in suburb records all over the city, from waterfront mansions on the coasts of Mosman and Cronulla, to an sprawling $11.3m estate in the north west.

This strong demand saw prices hike across the city, with Sydney’s median house price rising

$121,000 over the year to a fresh all-time high of $1.62 million in November.

17 Taloombi St, Cronulla, sold for suburb record $22.5m in April.


As more families were drawn away from the inner city, plenty of outer suburbs smashed their previous records this year.

In the Hills Shire alone, Castle Hills, Kenthurst, Kellyville, Beecroft and Baulkham Hills all saw new record buys in 2025, highlighting the surging demand and competition in Sydney’s northwest.

Ray White chief economist Nerida Conisbee said the start of 2025 saw buyer sentiment change “quite significantly”.

“We saw three interest rate cuts, which brought a lot of buyers back into the market,” she said.

“We also didn’t see the same level of sellers come back, so, for most of the year, it was very, very unbalanced.”

This supply imbalance meant buyers were willing to pay more to outbid their competition, resulting in suburb records particularly in suburbs at the lower end of the market.

“The cheaper end of the market did particularly well and the five per cent deposit scheme has really accelerated that market even further,” Ms Conisbee said.

“What really switched in this year was the top end of the market, because that was really lagging.

“But now, with the interest rate cuts, that’s really helping the top end.”

3 Kirkoswald Ave, Mosman sold for a record-breaking $50m.


Mosman in Sydney’s Lower North Shore exemplified this prestige property bounce back, with the suburb’s record price being broken not once but twice in 2025.

In August we saw 4 McLean Cres $43.5m become the North Shore’s most expensive property, before 3 Kirkoswald Ave trumped it in a massive $50m sale.

Elsewhere in the north shore, individual suburb records were set this year in Hornsby ($5.4m),

Wahrooga ($18.5m) and Crows Nest ($5.53m).

The Mosman home is now the most expensive Sydney home north of the Harbour Bridge.


The sale of the Kirkoswald Ave home was the second time the Mosman record was broken this year.


To the south, the off-market sale of 17 Taloombi St snapped up a new record for Cronulla, with a bombshell $22.5m.

Designed, built, and owned by developer Allen Sammut, the luxury home overlooking Gunnamatta Bay includes a Calcutta marble kitchen and a private boathouse.

Also in the Sutherland Shire, the $5.288m sale of 9 Lomandra Place set a new suburb record for Alfords Point.

32 Pioneer Pl, Castle Hill set a new suburb record of over $9m in September.

At the other end of the market, Sydney’s north west was a hot spot for suburb records, with buyers going big on spacious forever homes.

In 2025, Castle Hill’s 32 Pioneer Pl attracted a new record at over $9m, while Baulkham Hills’ 7 William Thompson Way took home a record-setting $3.63m.

A whopping nine-bed, nine-bathroom estate on 23 Fuggles Rd in nearby Kenthurst also took home a record, attracting an $11.3m offer in September.

Also in the Hills Shire, Kellyville’s 4 Water Creek Blvd smashed the suburb record with a price of $4.44m, well over double the suburb’s $1.898m median.

Meanwhile, Beecroft saw a new record price set for duplexes and units, off the back of setting a new house price record late last year.

It sold for $4.441m.


Belinda Hill of McGrath Beecroft said more and more buyers were looking to the Hills Shire, seeing it as a place to raise a family long term.

“People relocating within the suburb, they never leave,” she said.

“Downsizers sell their big family home and want to stay in the area, while we also have families who are upsizing within the area.”

According to Ms Hill, being within the catchment of some of the top schools in state was also a major drawcard for families moving to the Hills.

84 Fenwick Street, Bankstown.


In Sydney’s south west, a chandelier-centred mansion in Bankstown had everyone talking back in June, when it was listed with a guide of $5m.

The home captured attention immediately after its listing, thanks to both its price and its 9.8m tall crystal chandelier, which spans

The home was withdrawn from the market before its planned auction date, before being relisted in September.

In early December, news broke that the home had sold for a record-shattering $6.45m, surpassing the $3.55m record set in late 2022.

The record setting price comes in at over four times Bankstown current median house price of

$1.535m

In the West, 2025 saw new suburb house price records set for North Parramatta ($2.5m) and Pendle Hill ($2.7m).
