Sold in 5 days: Run on flood-affected Qld properties continues

A Far North Queensland house that has not been cleaned since record flooding inundated the region in December has sold in just five days, as the run on damaged homes continues across the region.

Located in Yorkeys Knob, the property at 3 Samuel St was listed for sale on August 22 and under contract just five days later.

It was marketed by LJ Hooker Cairns Beaches agents Scott Muir and James Gilbertson.

“This property is being sold as is,” the listing says.

“It has not been renovated, fixed or cleaned since the 1/100 (once-in-100 years) flooding event following Cyclone Jasper.”

The house “seems solid” with a full block brick construction and the floor tiling “looks to still be in good condition”.

The roof also “seems in good condition, watertight and we are advised it was re-screwed in 2023”.

But the kitchen and laundry cupboards, plus the internal and external doors, will need replacing and the bathroom will need a “new vanity if not a total remodelling”.

“Embrace the opportunity and let your creative spirit run wild with this unique renovation opportunity,” the listing says.

The property consists of three bedrooms, one bathroom and a one-car garage and sits on a 736sq m block in the beachside suburb, which is known for its laid-back atmosphere and Boho vibe.

Agent James Gilbertson said there were at least six offers on the property in the five days since it was launched to market, the majority of those received after the first open home.

The property was listed in the low-to-mid $400,000s, with the successful offer in the mid-$400,000s.

“They were all local offers,” he said.

The property had been rented prior to the floods, with the tenant moving out after the massive and destructive deluge.

“The owner wasn’t sure what to do with it but we were able to help them move it on,” Mr Gilbertson said, adding that two others flood-affected properties, one at Caravonica and one at Machans Beach, were also expected to be under contract soon.

He said the new owners of the Yorkeys Beach property would fix it up, and either keep it, rent it or sell it.

But it is not the first flood-affected property to sell at warp-speed.

It was listed by Mr Gilbertson for offers over $525,000 and sold in the mid-$500,000s in July.

Tropical Cyclone Jasper was a category two storm when it crossed the coast near Wujal Wujal on December 13 last year, before quickly weakening below cyclone strength.

But there was a sting in its tail, with the system then stalling as a tropical low over Far North Queensland.

A surface trough also developed and a relentless train of rain fell over the region, resulting in widespread record flooding.

The Northern Beaches of Cairns were among the worst-hit areas.

But that has not deterred buyers.

In January, one month after the flood, a Machans Beach house with a floodwater mark estimated to be about 800mm high sold after attracting five offers from locals and interstate buyers.

Property records show it sold for $328,000, with Marsh Property Cairns agent Chris Marsh saying it changed hands based on land value expectations.

Another gutted house at Caravonica sold for $400,000 in March.

Mr Gilbertson said he had two further houses that he expected to hit the market soon, with another six at various stages of renovation.
