Shelved tower project back with stunning redesign and price hike to match

A revamped tower overlooking Burleigh Beach is back on the market with a stunning redesign and multimillion-dollar price hike to match.

Previous plans for the site had been shelved amid the construction crisis, with deposits returned to buyers as local developer MAYD Group went back to the drawing board to target the top end of town.

Named ONE Burleigh, the 17-storey tower will host 16 lavish full-floor apartments, priced from $8.85m to $15m-plus for the showstopper penthouse.

The development, a collaboration between the ONE Burleigh Collective, MAYD Group and Formplus, replaces the abandoned 88 Burleigh project, which was launched in 2021 with 31 three and four-bedroom units priced from $2.4m.

MAYD Group director Todd Mould said the new project aligned with deep-pocketed buyers’ appetite for spacious sky homes and capitalised on unobstructed beach views from even the building’s lower levels.

“The project was modified in response to the rise in the cost of building, but also to meet a big increase in demand for the full-floor apartments,” Mr Mould said.

“A couple of years ago, there is no way you would be selling apartments for $10m — now it is the reality.”

Close to half of the apartments have already sold, with seven residences launched to market this week by Place Projects.

Mr Mould said none of the previous investors had returned, likely priced out by the shift from half to full-floor units.

The 809 sqm site on the corner of Second Ave and The Esplanade was acquired for about $13m, then occupied by the retro Nagambie unit block.

It boasts a unique vantage point with open space across to the beach opposite, unobstructed by the tall Norfolk Pines which line much of The Esplanade.

Designed by The One Burleigh Collective, with Barry Lee’s Dark Horse Studio and MAS Architecture Studios, the apartments aim to, “elevate the classic beach house”.

Each unit has four bedrooms, three bathrooms, two powder rooms, and three secure car spaces.

Residents will have use of wellness amenities, including an infrared sauna, hot and cold plunge pools, spas, and a Zen garden.

Formplus, a construction firm founded by veterans from Hutchison Builders, has been appointed for the build, with basement work to start in September.

The new-look project is the latest tapping into the Glitter Strip’s hot prestige market, with a $24m off-the-plan sale in the Glasshouse project on Burleigh’s Goodwin Tce setting a benchmark in November 2023.

PropTrack data shows the median unit price in Burleigh Heads is $930,000.
