A palatial Highton house set among almost 3340sq m of secluded grounds has set a new suburb price benchmark after breaking the $5m barrier.
CoreLogic records show the new owners of 11 Willowfield Court paid a record $5.55m for the resort-style sanctuary with a tennis court and swimming pool.
The result confirms the exclusive address above Queens Park as one of Highton’s most desirable locations.

Though the grand five-bedroom house is described as a real estate “unicorn”, its sale comes hot on the heels of another $3m-plus purchase just two doors down last May.
Buxton oversaw the expressions of interest campaign for No. 11, which was offered for the first time in 20 years.
But the agency declined to provide any details on the record-breaking deal.
The sale eclipses Bisinella Development’s $5.025m purchase of a house on a 8000sq m development site at 15 Glenville Rd, Highton, in 2022.
It also smashes the previous residential record of $3.825m for a French provincial style house opposite the Barwon River on Buckley Falls Rd.

The two-storey home, set behind a gated circular driveway and private manicured gardens, has a sprawling floorplan encompassing five living spaces and multiple outdoor entertainment zones, including an atrium style patio and a pool house with a day bed and barbecue area.
The five bedrooms include a private main wing with a large dressing room and ensuite, while its large home office has direct balcony access.
Geelong agents have reported a shift towards certain exclusive pockets of Highton, particularly near Queens Park, where large blocks and houses are luring traditional Newtown buyers across the river and achieving comparable prices.
Willowfield Court has been described as the suburb’s best address.
McGrath, Geelong agent Carl Hammond said there were not many streets in the suburb that offered such expansive, private blocks.
“I would say it’s one of the most sought-after courts in Highton,” he said.

Mr Hammond is handling the sale of a 2511sq m property at 14 Willowfield Court, where the $2.3m to $2.5m price tag includes a four-bedroom house, a tennis court and pool.
Sweeping north-facing views over the treetops towards Fyansford are in full view from its elevated position.
“It’s just a great family home with plenty of space for the kids with the pool and tennis court and in-built tramp and heaps of off-street parking as well,” he said.
“You can see up the valley from the dining room or second living area … and all the bedrooms have a view out to the north or overlooking the tennis court.”
Gartland, Geelong sold 13 Willowfield Court, Highton, for $3.01m last year.
The property’s next-door neighbour, a six-bedroom mock Tudor-style home on a 2392sq m block at 13 Willowfield Court, sold for $3.01m last year.
It was the first residence in the tightly held cul-de-sac to change hands in eight years.
