AN 1820s stone cottage has caused a stir in the Hobart property market — and it has sold for a cracking price.

New Haus director Ed McKay knew he had a special listing on his hands from the moment it hit the market.

There was a “no time to delay” vibe around the historic home with the listing on realestate.com.au shooting through the roof immediately, with 2500 page views on day one of being on the market, over 5500 in the first week and over 7300 in total.

When REA shared its most-viewed Tasmanian homes of the week, the cottage was No.2 in Tasmania.

On social media, the campaign reached far with 9233 impressions and a higher than normal click-through rate of 18 per cent.

Mr McKay said No.158 Melville St was equally popular offline with it attracting 34 email inquiries and about a dozen calls.

He said over 40 groups had attended two open homes, with multiple buyers competing to acquire the property. Five put forward offers, two groups with cash.

“The price is undisclosed, but I can confirm that it was sold for well above expectations,” he said, after the property started at “Offers over $780,000”.

“The buyer is thrilled, and our vendors are, too.”

Per REA, the average time it takes to sell a house in greater Hobart is 43 days. But the campaign for this property was done and dusted in just 12 days.

A large part of this success story is the enchanting home.

“It is rare to find a Georgian cottage such as this in the city, there are only a few of them,” Mr McKay said.

“It attracted a lot of first-time buyers, people who wanted to live in the city.

“There were downsizers looking at it, and some single people in their 40s and 50s who wanted the lifestyle that this property offered.

“It appealed to a broad mix of people.”
