SA’s most expensive home sales revealed for 2025

Adelaide has had another bumper year for prestige property sales, with SA’s top 20 list reaching as high as $11.2m and bottoming out at a whopping $6.5m.

Data from Property Edge revealing the state’s most expensive residential settlements for 2025 reveal the year’s most expensive transaction was for a character mansion at 3 Victoria Ave, Unley Park.

While its sale price wasn’t publicly disclosed, the sales database reveals its buyer paid stamp duty on an $11.2m transaction.

Selling agent Jamie Brown of Booth Real Estate said Adelaide’s prestige market was performing strongly.

“It’s consistent, very founded, and there have never been so many reference points as there are now,” he said.

“The $10 million mark, the eight figure sum, really is the base now for the top end.

“It’s just so broad now.

“They’re absolutely everywhere, they’re not just hugging the city fringe.”

He said there was an extraordinary amount of wealth in Adelaide, and they looked at top-end real estate as a sensible investment.

“The market is so broad now at $10m and above, and if it is really special, we’re talking $15m to $20m now.

“$13.5m is the current Adelaide record, and I think that there’ll be, within two years, a half a dozen between $15m and $20m.”

He said he expected to see continued capital growth in prestige properties in the near future, albeit at a more subdued rate than over the past few years.

“It would be impossible for anyone to say the next five will be as good as the last five, otherwise we would be surpassing our other states, but I think it’ll settle comfortably on the better side of in between,” he said.

Fox Real Estate’s Nick Pelvay, who sold the second-highest sale of the year, the $11.17m 8 Edwin Tce, Gilberton, said prestige buyers still favoured convenience.

“If it’s brand new and higher end, or if it is completely renovated top to bottom with a reputable builder in a premium location, they seem to be getting snapped up very fast and for big dollars,” he said.

“When there’s a lot of work to be done or there’s uncertainty around construction costs or it’s going to take up people’s time – those properties are tending to stick a little bit more, even if they are in a premium location.

“I’ve sold 13 apartments above $5m this year, so that to me might indicate that the downsizers are on the move and they want quality, and then they’re selling up their big homes.”

Mr Pelvay said it would take something fairly major to shake buyers’ confidence at that price point.

“The top end of the market is affected by the performance of the share market, so if the share markets suffers serious sharp losses very quickly, the top-end tend to get quite gun-shy – and that affects everybody as well, don’t forget,” he said.

Selling agent Stephanie Williams of Williams Real Estate said a different approach was needed when selling prestige properties.

“Selection of the right agent and brand to mirror the prestige of the property is crucial – if the partnership isn’t in alignment, it will not work,” Mrs Williams said.

“A prestige property attracts affluent clients who have high expectations, are generally time poor and like to relate with a sales and marketing campaign and agent that is in alignment and mirrors their lifestyle and values.

“To professionally market a prestige property, it is very important to maximise the properties appeal and present the home in the best possible way.

“We then put the property ‘up in lights’ utilising the very best images and videos to attract as many qualified buyers to the property as possible.

“Everything must be consistent and executed to the very highest level, this includes sign boards, brochures, social media, print advertising and mainstream websites.”
