Renovated Hamlyn Heights home nearly doubles in value in $1.3m-plus deal

A complete renovation to an original timber house has nearly doubled its value, but it took more than a year to find the buyer to lock it in.

The four-bedroom residence at 5 June Ave, Hamlyn Heights, has sold for more than $1.3m following a renovation that completely remodelled the weatherboard house, adding an additional bedroom and an open-plan rear extension that super-sized its kitchen, living and dining area.

Whitford Newtown agent John Moran said the 731sq m property offered buyers the chance to walk in to a house that was completely ready to live in.

“There was just nothing to do. So, a good size family home, a big backyard in a good spot. It ticked all the boxes,” he said.

Mr Moran said the buyers, who were renting locally, were moving down from Melbourne.

The drawn out campaign, which started last year was a sign that properties priced above $1m were more difficult to sell in the present climate.

“We took it off market for six months,” Mr Moran said.

The grand open-plan living zone has skylights drawing natural light into the heart of the home.


Stacking doors connect the living zone to the outdoor deck.


“From the start to finish it was a fair while. The price point was (initially circa-) $1.5m to $1.6m and not many have sold in that range (in Hamlyn Heights) anyway.”

Price expectations were narrowed down to a $1.395m guide in 2026.

Just six properties in the suburb have sold for more than $1m in the past 12 months.

The median house price in the western suburb is $749,500.

The house last sold in 2021 for $760,000, prior to the renovation when the tandem garage on the property was also demolished.

The back yard is a blank canvas for a pool or garage.


The bathrooms feature striking cabinetry.


A designer kitchen takes centre stage in the open-plan living area, with a massive stone island bench providing the perfect spot for family and friends to gather, complemented by a butler’s pantry.

Two skylights flood the whole space with natural light, while stacker doors extend the indoor living to a covered deck, complete with a built-in barbecue.

The backyard offers space for kids to play or even the addition of a future pool and garage.

Premium features include electric ducted heating and cooling, stone benchtops, timber floors throughout, double-glazed windows in most areas, and an irrigation system for the front yard and nature strip.
