A hot contest between to bidders has earned a Belmont family a $50,000 “going away” present as their renovated home sold above the odds at auction.

The owners, who Buxton, Highton agent Aly Boland said were preparing to make a lifestyle change and move interstate, went to auction with a $1.15m to $1.25m price guide on their four-bedorom house at 16 Fairbrae Ave.

Ms Boland said the campaign drew four “registered” bidders to Saturday’s auction, though only two threw their hats into the ring.

The large open-plan living, dining and kitchen area was a standout feature at 16 Fairbrae Ave, Belmont.

Ms Boland said the buyers were a local family and were set to move in to the home.

“It’s a beautiful home,” she said.

Teh vendors paid $730,000 for the home in 2020 before renovating.


“They’d done a stunning renovation and extension.

“I think the photos probably didn’t even do it justice – it was beautiful.

“So the fact that they could just walk in, not have to do anything, it was just all set up and ready to go for them.”

The vendors had paid $730,000 for the 716sq m property in 2020 before embarking on the renovation.

A lavish backyard pool, off the rear veranda, adds to the family appeal.


The house features engineered timber flooring, hydronic heating and other luxuries such as a frameless shower, heated towel rails and underfloor heating in each bathroom.

The high-end kitchen has a large island with stone benchtops, sleek cabinetry and butler’s pantry.

The resort style continues outside with an expansive deck for dining or lounging overlooking a heated in-ground pool and spa with automatic self-cleaning system and mobile device connectivity.

The bathrooms had lavish inclusions such as underfloor heating and heated towel rails.


The house has split-system airconditioning, ceiling fans, 10.5kW solar system and a security system.

Ms Boland said the $1m-plus price bracket was becoming increasingly popular in Belmont among buyers seeking to upgrade.

“We’re seeing it more often now, especially for things that are renovated and have had that work done to them,” she said

“People would prefer to pay a higher premium for that and have to do the work themselves.”
