The grand historic mansion Carmel has gone up for sale with The Rubinstein Group, which logged an incredible circa $400m in sales over eight weeks.
The TRG founder, Gavin Rubinstein, didn’t wish to discuss the owner of the grand family estate on nearly 1300sqm of north-facing land at 24 Albert St, though records show it’s in the name of Deborah Hopper, wife of renowned biotech entrepreneur Paul Hopper.
Carmel, which has appeared on realestate.com.au today, last traded for $23m in December 2021.
It’s understood Rubinstein has been showing buyers through the stunning property off-market and he’s already had an offer of $30m, but the price tag is $35m.

The home has a $35m price guide.
It’s a historic Mediterranean-style estate of rare distinction.
The impressive listing comes at an opportune time amid a surge of trophy home sales in recent weeks — including a circa $50m sale that exchanged within days and a circa $43m deal just last Saturday.
Rubinstein says his firm’s $389,306,388 in sales from the start of February to the end of March — the biggest eight weeks TRG has experienced in terms of sales since he founded the company five years ago — indicate it’s a good time to be selling a prestige home in Sydney’s east.
“Although the market has pivoted since the ‘covid boom’, it is still the greatest time in the history of the property market to be selling real estate in the Eastern Suburbs,” Rubinstein said.
“Seeing the results of the group and also properties I personally transacted over February and March underpins that opinion.
“Almost every property sold was through competition — ie more than one buyer competing to secure it, which ultimately created a great outcome for the vendor.
Magnificent formal and informal areas extend to limestone terraces that offer breath-taking 180-degree views over Sydney Harbour.
The back yard features a mosaic-tiled pool as it’s centrepiece.
“I think if a property is not transacting at present it comes down to either a false expectation, misinformation or the wrong strategy.
“ Lack of quality choice and the cost of building are the two biggest drivers that have contributed to the flurry we have already seen in the first quarter of the prestige sale market in 25.”
Carmel, Rubinstein’s latest big listing, is a historic Mediterranean-style estate of rare distinction, with four bedrooms, four bathrooms and sufficient off-street parking for eight vehicles.
Originally designed by F. Glynn Gilling in 1935 for prominent stockbroker Stanley Utz, the property has been home to a select group of society leaders and now restored with every element meticulously considered to create a world-class property of international appeal.
Its most recent resident, Paul Hopper, is best known for his biotech company Imugene, Chimeric Therapeutics and Viralytics.
Viralytics was bought by Merck for $500m in 2018 and Hopper’s latest venture is Radiopharm Theranostics.

The home last traded for $23m in 2021.
Its other owners have included media man Rupert “Rags” Henderson and Ezra Norton, before Rupert Murdoch snapped it up for $200k in 1968.
It sold two years later for $225k to the Bishop family, and in the late 1980s it was owned by Warren Kitson, the director of a Hong Kong bank, Wardley,
Kate and Dominic Roche, son of Nutrimetics founders Bill and Imelda Roche, sold it for $6.775m in 2001 to investment banker Scott Malcolm.
And he sold it to medical entrepreneur Dr Charalambos Revelas for $15.75m in 2017.
Carmel features a grand entrance foyer, palatial proportions and soaring ceilings, which evoke a sense of old-world Hollywood glamour.
