Ray White Group chief economist Nerida Conisbee shared Ray White data revealing the most affordable beach suburbs in Queensland.


Buyers looking for the sun, sea and sand can still snag a beach house for under $1m in five Brisbane suburbs.

Exclusive Ray White data reveals the most affordable beach suburbs in Queensland with regional hotspots dominating the list and just a handful of suburbs in the southeast making the cut.

In Greater Brisbane, Beachmere- Sandstone Point came out on top with a median house price of $829,911.

Ray White Newport agent Monica De Luna, who grew up in Beachmere, said the suburb offered a quieter alternative to Redcliffe and Bribie Island.

“Growing up here it was a really sleepy town and now on the flip side it’s still fairly slow but has that community feel which a lot of people moving here still appreciate,” Ms De Luna said.

“The demographic has always been older and retied people but that’s definitely shifting with a lot of first home buyers and young families attracted to the price point.”

7 Patrick Street, Beachmere is on the market at $729,000.

3 Gertrude Street, Redcliffe is on the market at offers over $799,000.


The Ray White data showed the bayside suburb of Clontarf ($917,391) came in as Brisbane’s second most affordable beach suburb, followed by Redcliffe ($925,806).

Margate – Woody Point ($957,917) and Bribie Island (968,801) rounded out the top five in southeast Queensland.

There were no affordable beach houses on either of the Gold or Sunshine coasts with buyers having to fork out more than $1m in either city for a house close to the beach.

33 Unity Street, Maryborough is for sale at offers over $725,000.


Around the state, Maryborough had the cheapest beach houses with a median of $543,205.

Agnes Water, near Gladstone, recorded a median of $622,326, while Burrum – Fraser recorded $659,005 and Point Vernon, on the Fraser Coast, recorded $709,365.

Ray White Group chief economist Nerida Conisbee said buying a holiday home in winter could prove advantageous due to reduced competition from other buyers, leading to better deals and more favourable negotiation terms.

“Selling in winter in a beach side location is generally not something people do. If they are selling, they are potentially a highly motivated seller and that’s where you could get a bargain.

“While you’ll have greater choices in summer, it’s in winter that buyers will have a higher chance to save money.”

While potential savings will vary in each state and location, some studies suggest an average of 0.51 per cent to 1 per cent less than other times of the year.

“At the moment, when it comes to bargains, it’s all about Western Australia and to a lesser extent Queensland and South Australia,” Ms Conisbee said.

“Both are relatively affordable compared to Sydney and Melbourne.”

The Ray White data was sourced based on locations where house prices were less than $1m as of June, 2025, and were mostly “water-locked” and “desirable” to live in.
