Their former residence smashed the Townsville home price record, and now their current trophy home could do the same in a sought-after Brisbane suburb.

Place New Farm agent Heath Williams is now marketing Larc, with top offers closing September 18.

The Joe Adsett-designed and Graya-built Larc replaced a dated 1950s house with stunning river views, with the couple purchasing the property during its design phase.

The older house that stood at 7 Prospect Terrace in Hamilton was demolished to make way for Larc

“We were living in North Queensland and were looking to move to Brisbane for the kids’ schooling when my wife came across Graya and this house,” Mr Carmichael said.

“The concept was just amazing. It was cutting edge and because we got in early, we had the opportunity to really make it our own.”

What is there now

Working off the plans of award-winning architect Joe Adsett, the Carmichaels gave the design and build team carte blanche to create a landmark luxury home that literally has it all.

“We made it larger, maximised what we could do with the floorplan and went crazy on the finishes,” Mr Carmichael said.

“They came up with the concept and we gave them the green light to do all the exciting things they dreamed of.”

The quality of the design and build is evident in the amount of awards the house has won, with Larc picking up numerous accolades including a coveted National Master Builders Award in 2023.

But for Mr Carmichael the true beauty of the home lies in its everyday functionality.

“It isn’t just a trophy piece, it had to work as a family home,” Mr Carmichael said.

“It’s hardwearing, it’s easy to clean and it’s a property that offers a great lifestyle, is perfect for entertaining and has so many things you can do inside the home.”

In total, the home includes five bedrooms, seven bathrooms, three living areas, a gym, generous five-car garage and a solar heated pool with a simply stunning view.

The Carmichaels invested heavily in the kitchen and entertaining areas, incorporating a butler’s pantry, additional kitchenette, and top of the range appliances.

“We’re a family that loves to cook, and the flow of the kitchen makes it comfortable and easy,” Mr Carmichael said.

“And the lounge area allows you to open up these large sliding windows to create one enormous entertaining space that’s protected from the weather,” Mr Carmichael said.

Meanwhile, no expense was spared on the fit out which includes over 1000sq m of travertine, and all the latest fixtures such as automated LED lighting, internal speakers, state-of-the-art security and a solar system which generates up to 100kW of electricity in summer.

Inside, the signature craftsmanship of Graya abounds, courtesy of curved walls, textures, natural materials and ample greenery in spaces which effortlessly blend indoor and outdoor living.

“There are so many green elements to the home,” Mr Carmichael said.

“When you first come inside you are greeted by a courtyard, there’s a hanging garden on the top terrace and all the bedrooms look out over a long garden which grounds you.

“It feels earthy and homely, and is so easy to live in.”

The home is also designed to take full advantage of its hillside position, with every room in the house other than the laundry and elevator offerings vistas of the Brisbane River.

“It’s a very special block as there aren’t many places in Brisbane where you get such an amazing view of the river and city looking over to Breakfast Creek,” Mr Carmichael said.

“Watching the reflections and movement on the river each day is just spectacular.”

After two years enjoying every aspect of their landmark Graya home, the Carmichaels are now considering their next adventure.
