Sydney’s north shore is about to get a price reset with Primo Smallgoods heiress Kristie Ward hoping for more than $40m for her trophy waterfront home on Middle Harbour.

When she bought the five-bedroom, seven-bathroom estate on a whopping 3,434sqm block at 49 Coolawin Rd, Northbridge in 2017 for $21m it smashed the then suburb record by about 30 per cent.

Now she is about to do it again.

Northbridge’s current record is $25m set in 2022 and while Sotheby’s agent Alon Beran is not quoting a formal asking price expectations are that the trophy estate will sell in the $40m to $50m range.

The sale could set a new benchmark for Sydney’s northside residential real estate which is presently at $42.2m for the historic Idlemere in Lavender Bay that traded in 2022.

Kristie is the daughter of John Hunt, co-founder of Primo Smallgoods and records show the house is in her name.

Earlier this year there were media reports of a legal stoush between father and daughter with Mr Hunt seeking a court determination that the Northbridge property was held on “constructive trust” for the family holding company JWH Nominees.

He wanted a declaration that the family company had an interest in the home, reflecting its “contributions” to the purchase price and subsequent renovations.

It was reported that the court determination, with the consent of both parties, was dismissed.

Agent Alon Beran said the owners were selling to downsize now that their children were grown.

The house has three levels of living covering 1000sqm of floor space, the ceilings are 3.5m high and the outdoor entertaining space is the entire width of the house with views over Middle Harbour towards the Spit Bridge.
