A luxurious art gallery-style North Melbourne house that has been sitting vacant for about a decade is for sale with a $4.5m price tag.

Full of creative touches, the three-level home at 41-43 Little Leveson St features Venetian marble and natural stone galore, a pool and spa, lift, home theatre, four-car garage and rooftop terrace looking out to Melbourne’s CBD.

There’s also a scooter-themed balcony artwork, ceiling and wall floral mosaic mural near the pool, artistic-style chandeliers and multiple paintings and sculptures displayed throughout the home.

RT Edgar’s Lachie Fox said the three-bedroom house’s owner, an investor, had purchased the abode as a new warehouse conversion in 2013, lived there for about 12 months and then returned to Hong Kong.

“It has essentially stayed completely empty,” Mr Fox said.

“It is basically completely new – as a result, the home shows little sign of wear and tear.”

The only visitors have been cleaners and pool maintenance technicians.

The rooftop terrace has 360-degree views.

“It’s rare to find a home in North Melbourne with such a spacious pool and expansive rooftop terrace,” Mr Fox added.

“It’s got to be one of the biggest rooftop terraces in North Melbourne and would be a great place to watch the New Year’s Eve fireworks.”

Mr Fox said one of his favourite features was the third floor that consists of an open-plan

living, dining and kitchen area with floor-to-ceiling windows that let in plenty of sunlight and showcase CBD views.

A shower mosaic adds a splash of creativity.

Taking centre stage is a suspended gas fireplace encased in a marble slab that Mr Fox estimated would weigh about 1 tonne.

He said buyers inspecting the house had commented the third story “feels quite sexy” and “almost glows” when the afternoon suns streams inside and the chandeliers are switched on.

Other highlights include ensuite bathrooms in all the bedrooms, a second living area,

Gaggenau appliances in the kitchen, underfloor hydronic heating and an iPad-operated smart home system to control blinds, heating and security.

“The home is further enhanced by recessed ceilings designed to showcase modern art, creating a captivating ambience in the living areas and master bedroom,” Mr Fox said.

He said the house’s furniture and art would be available for purchase, along with a large television hanging on the wall near the pool.

Expressions of interest will close at midday on September 2.
