Pymble has a new suburb record and the upper north shore has notched up its highest sale of the year with the $15.9m off-market sale of an estate in Graham Ave.
The renovated five-bedroom, four-bathroom home with tennis court, triple garage and pool sold to a local family upsizing.
Selling agent Tim Fraser, of Ray White Upper North Shore, said no matter what was happening in the economy, estate homes close to transport and leading schools were sought after by families looking for aspirational property for the long term.
Last year a flurry of north shore estates sold for premium prices with families particularly interested in tennis courts and large blocks.

Apart from the tennis court, the buyers loved that it came with a pool.

One estate in Ada Ave, Wahroonga trading for $18.55m created a new record for Wahroonga.
Off the back of those big sales local families continued to look for family estates.
Tim, who recently moved from Di Jones agency to Ray White, arranged a targeted campaign for 7 Graham Ave showing highly qualified buyers the property which is on 2367sqm of land.
It last traded in 2019 for $7,920,750 and although only 10 years old at the time was extensively renovated by owners’ fund manager Paul Cuddy and his wife Lisa.
Buyers agent Ben Cohen of Goldman Bros represented the buyer who loved the home’s layout, quality of finishes and flow to the tennis court and pool.

Tim said the turn-key nature of the property was appealing to buyers as renovation costs can be high.
The previous suburb record for Pymble was $15m for an estate in Ganmain Rd which sold in May 2022.
This sale also stands as the highest residential price achieved across the entire Upper North Shore to date this year.
Tim now holds the current suburb records in Wahroonga, Turramurra and Pymble.
“With stock levels remaining tight for premium, turnkey estates, the demand for off-market opportunities continues to be highly sought after,” he said.
