Queensland developer Citimark Properties has officially launched Novella Waters on one of the Gold Coast’s most sought-after riverfront sites at Coomera.


Nearly 2,500 buyers have enquired about a new Gold Coast master planned community as the city faces its worst land shortage in history.

Queensland developer Citimark Properties has officially launched Novella Waters on one of the Gold Coast’s most sought-after riverfront sites at Coomera.

The first 32 lots sold for more than $25 million, marking a significant milestone and reinforcing the project’s appeal to a highly engaged buyer pool.

Located on 58ha on Beattie Rd, Novella Waters will see a former cane farm on the banks of the Coomera River transformed into a residential community with 300 lots.

The project has been designed with a deep connection to its riverfront location, with over 30ha of green and recreational space, including lakes, parks, and 4 km of pathways and boardwalks.

Coomera is tipped for rapid growth over the next 20 years, according to Ray White senior data analyst Atom Go Tian, who said a lot of the Gold Coast’s growth would be concentrated to Coomera and surrounds.

“It’s an affordable area and the growth there is really strong,” he said.

Citimark acquired the Beattie Rd development site in 2021 and has appointed property services group Oliver Hume Property Group to undertake project marketing and sales.

John Bowman, Citimark director – development & project management, said Novella Waters would make the most of the project’s distinctive location on the banks of the Coomera River.

“We really want to try and reflect the unique local identity of the northern Gold Coast with a strong focus on healthy, outdoor living and a beautiful natural environment,” he said. “We have the opportunity to turn the site into a riverside haven that will last for generations, and we are focused on making this happen,”

Research by Oliver Hume Property Group revealed the Gold Coast land market is at historically low supply levels, with a 50 per cent drop in active projects over the past 12 months.

Today, the entire city has fewer than 4,000 lots in the active pipeline, representing just 2 per cent of the region’s total planned supply.

In the March Quarter, lots for sale fell as low as only 79 across the Gold Coast. The

median price of the available lots reached $1,100,000 with only 25% of available lots under

$920,000.
