“The home was built in 2019 but the original owner never properly moved in, and now these vendors have only ever used it as a holiday home a couple of times a year, so it’s brand new, for all intents and purposes.

“Vacant blocks of land in Jabiru Estate are going for $3.5m so this property could a build of this calibre, which could end up selling for under replacement cost, is tremendous value.”

Ms Wiggins said the area was tightly held and in high demand among well-heeled local families due to its proximity to top private school Somerset College.

“A lot of the owners around here send their children to the school, so they don’t even contemplate selling till their kids have even graduated.”

Demand for larger homes in the hinterland has skyrocketed recently, with the median price for houses in Mudgeeraba with four or more bedrooms up 10 per cent over the past 12 months to$1.35m, according to PropTrack data.

Ms Wiggins said Mudgeeraba had emerged among the Gold Coast’s newer prestige suburbs, as families drawn to the village lifestyle with proximity to the coastline and all amenities buying into luxury acreage estates.

“Mudgeeraba will see an eight-figure sale soon,” she said.

“There’s some stunning properties out here, and the money isn’t just looking at the beachfront anymore — there’s demand for space and peace and quiet, and that’s the Hinterland.

“Four or five years ago, Mudgeeraba was selling for about $500 per square metre; that’s almost tripled now to $1500 per square metre.”

The house could sell for less than its replacement value, the agent said
