An award-winning Brisbane house has defied market expectations by selling for $3.5m after winning recognition in a sub-$1m building category just six years ago.

The home, in Morningside, was sold off market through Place Bulimba agent Shannon Harvey in 12 days, following strong buyer interest and a pre-market campaign.

It previously won the Housing Industry Association (HIA) House of the Year under $1 million category — its latest sale price underscores how significantly construction costs and property values have shifted since.

“This is a home that was recognised at the highest level when it was built, and that quality still stands today,” she said.

“To see a property that once fell into a sub-$1m build category now transact at $3.5m really speaks to how much the market has moved, particularly for high-calibre homes in tightly held pockets.”

Positioned on a 696sq m block, the home has been held by the same owners since construction and has never previously been offered to the market.

The vendors paid $825,000 in 2016 for the block and existing structure before building the new house.

Ten potential buyers inspected the property during the off-market campaign, with Ms Harvey leveraging local networks, buyer databases and a targeted outreach.

“Off-market campaigns aren’t something I push for every property, because every home deserves the right strategy,” she said.

“But in this case, we already had highly qualified buyers waiting for this type of home, so it allowed us to move strategically while still creating strong competition and achieving an exceptional outcome.”

PropTrack data revealed the median house price in Morningside is $1.6m, up 6.7 per cent over 12 months.
