36 Patterson St, Middle Park, delivered an impressive auction result on Saturday.


A Middle Park house soared a massive $625,000 above expectations to sell for $3.025m under the hammer on Saturday.

According to PropTrack, the impressive result was one of Victoria’s top auctions of the week which delivered a preliminary 58.8 per cent statewide clearance rate from 673 early results.

The former warehouse-turned-residence at 36 Patterson St was listed with a $2.2m-$2.4m range but four bidders drove the price much higher.

Famed cartoonist Michael Leunig’s Fitzroy North house for sale

Marshall White’s Oliver Bruce said he was somewhat surprised by the result amid widespread concerns about the negative gearing and capital gains tax changes included in the Australian’s government 2026 budget earlier this month.

However, a local family, not an investor, purchased the abode.

Mr Bruce also had the listing for a neighbouring property, a one-bedroom warehouse “shell” at 50 Langridge St, which attracted four bidders.

It sold for $1.96m, a figure $260,000 above the $1.6m-$1.7m range’s upper end.

Mr Bruce attributed the success of both properties to their location in a sought-after suburb where good properties remain in demand.

“This month, I’ve had six properties at auction with multiple bidders, all selling over reserve,” he added.

In Melbourne’s inner north, the Fitzroy North house of famous Australian cartoonist and artist Michael Leunig sold after initially passing on a $2.33m bid.

Leunig’s children listed the home of their father, who died aged 79 years old in 2024, with$2.3m-$2.5m price hopes.

Leunig’s drawings are held in collections including the National Gallery of Australia, National Library of Australia and State Library of Victoria.

Nelson Alexander’s Peter Stephens said the 86 Falconer St residence, which dates back to the 1890s, sold for an undisclosed sum, during post-auction negotiations with one of two bidders.

“Today has been one where if people see value, they are happy to bid,” Mr Stephens said.

Leunig published more than 30 books and performed at the 2006 Melbourne Commonwealth Games’ opening ceremony dressed as a duck, one of his signature cartoon characters.


Another inner Melbourne auction, for a three-bedroom house at 29 York St, Richmond, saw six bidders register although only four ended up bidding.

Ray White CRE’s Leigh Grixti said the home changed hands for $1,568,900.

This figure was $168,900 above the $1.4m reserve.

A couple won the keys following more than 80 bids across the auction.

Mr Grixti said the property was rich in history and had originally been home to a lemonade and soft drink manufacturing and bottling facility for the brand Marchants.

Marchants was acquired by Coca-Cola Amatil in the 1960s, with its operations gradually phased out by the 1980s.

After being converted to a home, the building retained an industrial edge with the kitchen bench showcasing an artwork based on street artist Banksy’s iconic Girl with Balloon mural.

Mr Grixti said that the couple who purchased the house had recently sold their home in Eltham and were looking to buy in the inner city.

“Even when the sentiment in the market has shifted, if you get a home, present it well, create competition, it will do well in any market,” he said.

“We had a lot of owners there as well, the property is part of a corporation complex – and they were just in awe of today’s auction.”

About 452 homes are slated to go under the hammer across Victoria next week.
