Melbourne renters finding relief: Secure leases and true community living

It's clear that Victoria's renters are facing a number of challenges, as revealed in the latest realestate.com.au Property Seeker's Report, which highlights key issues within the rental property sector.

A significant 72% of respondents acknowledged the complexities of renting, with nearly half describing their experiences as challenging, underscoring the pressures in the market.

Many renters in Victoria, particularly in Melbourne, are keen on finding homes that meet their evolving needs.

This reflects the stark reality of limited options, as Melbourne's rental market is experiencing a vacancy rate of just 1.5% as of January 2025, well below a healthy market vacancy rate of around 3-4%.

The research also revealed concerns about displacement, whether from lease expirations or unexpected landlord decisions, which add a level of uncertainty that renters are keen to overcome:

“So, it was a bit tough, but I managed to get two years locked in, which I think was a bonus,” shared one renter, illustrating a common success.

“Because, renting, it's very insecure. You don't know what will happen—you're here today, you're not here tomorrow. Not many people have the luxury and the financials to accommodate increases.”

Another renter recounted a situation, saying, “There was a leak in our place, and the carpet had to get fixed. We accommodated that, and although it was resolved, the landlord decided to sell.”
