Melbourne business owners have shattered Strathfieldsaye’s house price record with a $2.97m splash, almost four times the suburb’s $765,000 median.
The sale of Whitehaven at 7 Cooper Grove beat the previous suburb benchmark by $270,000. It marked the third record-setting result across the Bendigo region in the past year, signalling a clear shift at the top end.
PropTrack data shows Strathfieldsaye’s median house price sits at $765,000, up 7.4 per cent over the past 12 months.
The near-$3m result positions the suburb in a prestige tier well above its statistical norm.

First National Bendigo director Darryn O’Keefe said the strength of the sale reflected tightening supply across the city.
Mr O’Keefe said Bendigo was facing what he estimated to be a 20 per cent housing shortage, intensifying competition for quality homes.
“When supply is tight and demand remains strong, the market holds firm,” he said.
He said hybrid work was continuing to drive Melbourne buyers into regional Victoria.
“Hybrid work has changed everything,” Mr O’Keefe said.

“People can earn Melbourne incomes while living regionally.
“The commute is still manageable an hour and a half to two hours so if they’re only travelling a couple of days a week they can enjoy an exceptional lifestyle the rest of the time.”
Mr O’Keefe said Bendigo’s infrastructure, schooling and relative affordability compared to Melbourne were attracting successful buyers who could maintain metro earning power while living regionally.

Mr O’Keefe said two genuine buyers were competing by the second and third week despite the $2.97m price tag.

“For that price point in Bendigo, it was very strong interest,” he said.
“In addition to its scale and National Park boundary, the established grounds proved decisive for buyers who had previously considered building.
