Dane County home prices were mixed in April, as new listings decreased and accepted offers increased. Here's our latest deep dive into the Madison area single family home market.

Madison WI Home Prices April 2026

April Madison area home prices

  • The price per square foot decreased from $256 in April of 2025 to $253 in April of 2026, down 1 percent. 
  • The median price increased from $481,500 to $499,900, up 4 percent. 
  • The average price increased from $554,485 to $563,790, up 2 percent. 

Year-to-date prices through the month of April

  • The Dane County price per square foot increased from $249 through April of 2025 to $253 through April of 2026, up 2 percent.
  • The median price increased from $465,000 to $486,106, up 5 percent. 
  • The average price increased from $536,534 to $560,036 up 4 percent.  

New listings

A total of 680 Madison area homes were listed for sale in April, down 2 percent from the 691 listings in April of 2025. Year-to-date, listings are lower by less than 1 percent. Note from the chart below that Dane County single family home listings continue to run well below pre-pandemic levels.

Why is this so?

Homeowners are living in their homes longer -- in fact, the longest on record. On top of this, new construction and foreclosure listings continue to trend well below peak levels. Add in our rapidly growing population, and we anticipate Dane County home supply will remain tight for the foreseeable future.

Accepted offers

Dane County buyers were busy last month. A total of 547 Madison area homes went under contract in April, up 8 percent from the 505 homes in April of 2025. AOs were the highest for any month of April in the last 4 years.

Year-to-date, accepted offers are up by 4 percent.
