Dane County condo prices decreased in January (with a caveat), while both new listings and accepted offers increased. Here's our deep dive into the January 2026 condo market. 

Note: All of our data is sourced from the South Central Wisconsin MLS.

January Madison area condo prices

  • The price per square foot decreased from $225 in January of 2025 to $213 in January of 2026, down 5 percent. 
  • The median price decreased from $320,000 to $295,000, down 8 percent. 
  • The average price decreased from $347,273 to $324,185, down 7 percent. 

* A note about January condo prices 

Due to the seasonality of our market, the month of January always has a low number of closings (this January we had 61 closings for all of Dane County). Because of this, a few low-priced or high-priced sales can skew the price statistics to unusually low or unusually high levels.

Given this, it's best to follow the price trends over the course of the year, rather than place too much emphasis on an individual month. We are forecasting Dane County condo prices to rise 2 to 4 percent in 2026. Here's why

New condo listings 

A total of 134 Dane County condos were listed for sale in January, up 4 percent from the 129 in January of 2025. Note from the chart below that condo listings were the highest for any month of January in the last 5 years.

Accepted offers

A total of 100 Dane County condos went under contract in January, up 4 percent from the 96 in January of 2025. Note from the graph below the 100 accepted last month was the highest January total in the last 4 years.

Condo supply

As of February 9th, a total of 179 Madison area condos were available for sale (without an accepted offer) on the MLS. This is the equivalent of 1.5 months of inventory across all of Dane County. 

Condo inventory has been growing. The current supply level is: 

  • 9 percent higher than a year ago
  • 117 percent higher than two years ago 
  • and 100 percent higher than three years ago 

We do expect condo supply to continue to grow at a moderate pace in 2026.
