A place on the waterfront in a bustling mecca of eateries and shops is proving popular for buyers in West Sydney.
Perle, the new luxury release at East Side Quarter (ESQ) on the Nepean River in Penrith, has hit the market, offering the epitome of waterfront living in Western Sydney.
Being a stone's throw from the water, these new apartments boast not only gorgeous views but also stunning design and resort-style features that will make every day feel like a holiday.
Buyers are already flocking to the project, which is redefining the real estate options in the region—providing upscale living that's long overdue.
New beginnings
James Place, in partnership with Metrics Credit Partners, is the boutique property developer behind Perle.
According to its founder and managing director, Andrew James, Perle is the fourth release of the highly respected East Side Quarter precinct.
"It's a project that we've been working on for the last five years right on the water. It's not just a block of units; the whole area is about creating a lifestyle,” he shares.
“The masterplan was conceived by Turner Architects, and the vision was to create almost like a Barangaroo-style destination along the lakefront."
Perle’s waterfront apartments pair Nepean River vistas with Penrith’s cafe culture and mountain-framed sunsets.
James adds that respected firms Bayley Ward and Oculus have also collaborated on the design to create a stunning precinct plan.
"It's a mini urban village with these unique homes and apartments and a vibrant entertainment precinct on the lake with tier-one dining."
Astina Group has recently signed on to build Perle, bringing the project to life with their 35 years of experience and three generations of expertise in building large-scale developments.
"Astina has been involved with the ESQ development since 2018," says Astina Group director, William Schrumpf.
"Since acquiring and developing the first three stages, Astina is excited to sign on as the delivery partner for the fourth stage.
"As locals to the area, this project is vital to the progression of Penrith and we're proud to deliver it for our community."
The vibrant hub will also feature an array of cafes and shops selling wares from local artisans, alongside captivating retail, arts, culture, and entertainment experiences.
Beautiful design
Stage 4 of the site is by far the most anticipated, and James says the release of Perle is already garnering plenty of interest.
"This stage four is basically a culmination of everything that we've done over the last five or six years in bringing everything together," he shares.
Architect-designed lakeside living emerges in Penrith, blending resort amenities with a Barangaroo-inspired urban village.
Perle is a collection of 171 premium lakeside residences, with the majority facing the water.
There's one-, one-plus-study-, two-, and three-bedroom apartments and terraces, as well as generously-sized sky homes with Blue Mountains views.
James says the high specification on offer within the project has turned heads.
“We have a penthouse collection, our homes in the sky, that are 220 to 280 sqm, and we had 20, and we've sold most of them,” he explains.
In September, one luxurious penthouse sold for $5.5 million, setting an apartment price record for Penrith.
"We've had a lot of people coming down from the mountains who are interested," James adds.
"People have been needing and wanting to see something like this in Penrith.
“They can get their foot in the door at this beautiful precinct property, and they can sell their property and downsize but still be close to where they want to be."
So far, the strongest interest has been in three-bedroom and two-bedroom apartments from downsizers and owner-occupiers, but, "we've recently had a surge of interest in the one-bedrooms as well, so it really shows that there's been that unmet demand for something like this in the area,” James says.
It's also worth noting the new location is also close to the Western Sydney International Airport (WSI), making it an attractive option for real estate investors who want top-tier products in an area promising long-term growth.
From infinity pools to artisan markets, East Side Quarter caters to downsizers seeking convenience and community.
Resort-style amenities
Lifestyle is key for residents at Perle, with an array of top-notch resort-style amenities to make every day enjoyable.
The precinct is anchored by the stunning 1,000 sqm lakefront dining and entertainment precinct.
But James says buyers are also loving the upscale exclusive features offered within the residential buildings.
"There's the Level 6 amenities area, which includes a rooftop infinity pool that overlooks the Blue Mountains, which is World Heritage-listed," he says.
"There's a state-of-the-art wellness centre; it has a gym, saunas.
“We've also got hotel-like concierge service, a private dining room, a lounge, a barbecue, and a sunset deck—it's got the whole lot."
Limited opportunities to secure a place in Perle and the East Side Quarter are available, with residence prices starting from $610,000.
