Kiss star slashes another $700k from home price

Kiss rocker Gene Simmons is taking some drastic action to offload his beleaguered Beverly Hills, CA, mansion – slashing yet another $710,000 (US$500,000) from the asking price, which has now dropped by nearly $2.65 million (US$2m) since the dwelling was originally put on the market one year ago.

Simmons, 76, initially listed the “exceptional” home for the staggering price of $19.89 million (US$13.99m) in April 2025; however, he has since lowered that ask multiple times, first to $19.19 (US$13.5m), then to $18.34 (US$12.9m).

In March, the asking price plummeted again, this time to $17.7 (US$12.5m) – only for the rock legend to slash it by another half-million dollars weeks later.

In total, the property has undergone a steep $2.8 ($1.99m) price cut.

The musician does still stand to make a profit on the sale of the property, even at the heavily reduced ask, having purchased the dwelling for $10.5 million in 2021 as a California home base for himself and his wife, Shannon Tweed Simmons, after they relocated to Las Vegas.

Ironically, however, Simmons and his spouse never ended up having much use for the property.

Not long after relocating to Nevada, the couple U-turned on that decision, admitting they had struggled with the area’s punishing temperatures — which ultimately pushed them to return to the Golden State.

But while their time in Las Vegas may have been brief, the fallout from the move has been lengthy and very complex, particularly where their property portfolio is concerned.

First, the rock legend listed his expansive Henderson, NV, property — along with an adjacent lot — just a few months after buying it, initially asking $18.5 million (US$13m).

He ultimately accepted an offer of just under $15.6 million (US$11m) two years later.

The sale was a bit of a bitter pill for Simmons to swallow, leaving him with just $200,000 in profit after he paid $15.3 million (US$10.8m) for the combined properties.

Still, he came out of the transaction in the black — a result he celebrated by snapping up another expansive mansion in California in September 2024, which he and his wife are now using as their primary residence.

Property records reveal that Simmons picked up the “one-of-a-kind” Malibu estate for $35.5 million (US$25m) using the same LLC through which he purchased his Beverly Hills abode. Seven months after making that hefty purchase, he put his original Los Angeles-area mansion on the market, where it has sat ever since.

Granted, Simmons has not helped himself by setting some very strict rules about what kind of buyer he is willing to work with — telling the Wall Street Journal in April 2025 that he wanted to ensure the home was passed to someone who would treat it with the same respect and love that he and his family had.

“You have such wonderful times there, you don’t want some schmuck in the place you call home. No drugs, no alcoholics. I don’t want anybody coming in there who is going to destroy the place,” he said.

Provided a buyer is able to make it through Simmons’ strict selection process, they will have quite the opulent pad on their hands.

The pricey property, which is being listed by Lisa Young of Compass, comes with a “40-foot glasslike infinity pool, dramatic drought-tolerant landscaping, and bold bronze geometric sculptures that offer a distinct artistic statement,” according to a press release shared with Realtor.com.

Simmons’ property was designed by Swiss architect Roger P. Kurath and is made of “glass, steel, oak wood and concrete elements,” which emphasise the sweeping views of the mountains, valleys, and ocean.

In a statement, Simmons revealed that the views were what drew him to the property in the first place.

“My favourite part of the house is waking up in the morning in the upper bedroom, having coffee in bed, and on a clear day being able to see all the way out to the ocean,” he shared.

“And my other favourite time is sunset in the upper bedroom or downstairs barbecuing something outdoors. The views really are spectacular.”

The five-bathroom property boasts 12-foot ceilings, a gallery space, and a plush home theatre.

Additionally, Simmons’ pad “uses solar power for pool and radiant heated flooring, eco-materials and fire-resistant, waterproof triple-panel windows.”

“This home is a rare example of Swiss architectural mastery, built with exceptional quality, thoughtful details, and a focus on longevity,” Young added.

“From the Swiss steel framework and sleek fixtures to the fibre cement exterior panels that can go more than 50 years without maintenance, everything was designed to last.

“The 40-foot glasslike infinity pool is a real showstopper, surrounded by lush, drought-tolerant landscaping, and the bold bronze geometric sculptures add a cool, artistic vibe to the outdoor space.

“It’s the kind of property that’s extremely rare and truly special — made even more iconic by having been home to a rock legend.”

Despite its concrete structure, Simmons told the Journal the property is still “homey and outdoorsy.”

Upon entering the home, guests are greeted with an expansive living area filled with cozy couches and a wood-panelled wall.

The living room and chef’s kitchen are separated by half of a wall, which comes with a mini fire pit.

Moving to the outdoor space, which sprawls across 1,800 square feet, there is a large fire pit surrounded by gray couches.

The other side of the patio features another seating area and a grill.

Though lavish, the Beverly Hills home somewhat pales in comparison to Simmons’ new set up in Malibu, which, at 14,500 square feet, is nearly double the size of his former home.

The Malibu home sits on a 2.5-acre blufftop spread that is, per its original listing, “surrounded by stunning ocean views” and hundreds of trees, offering a lush environment that serves as the perfect sanctuary for any star.

Adding to that feeling of privacy and security is the home’s prime location behind its own gates, which create a safe barrier between Simmons and the outside world.

The residence was built using eco-friendly materials, including recycled steel and sustainable timber, and sources much of its power from Tesla batteries and solar panels.

Additional eco-friendly luxury features are the “water vapour fireplaces,” built-in water filtration, and air ventilation system, which “ensure a healthy lifestyle at all times.”

The home features six bedrooms and nine bathrooms, as well as a luxurious chef’s kitchen, a home theatre, two wine rooms, and a full gym. Out back, there’s a saltwater pool, spa, basketball court, bocce court, putting green, and driving range.
