A home described as “unparalleled” has not just set a new pricing record, it has smashed the previous high by six-figures.
No.48 King St in Hobart’s coveted Bellerive Bluff neighbourhood hit the market seeking a price above $3.9m.
Harcourts Signature director Candice Gottschalk sold it – and fast – for $4.025m.
The suburb’s record sale had been $2.95m, a difference of $1.075m.
Ms Gottschalk said the property was only on the market for five days.
“The buyers are a local Tasmanian family who are relocating back from overseas,” she said.
“They have a strong appreciation for Bellerive and were immediately drawn to this once-in-a-lifetime opportunity on Bellerive Bluff.
“The home’s generous size, architectural design and tightly held location resonated with them, and they quickly recognised the rarity of securing a property of this calibre.”

Ms Gottschalk said her vendors, who are moving but not far, were “delighted with the outcome”.
“After many years creating memories in the home, they were ready to move on with their three boys and were thrilled to see their home pass on to another family,” she said.

In the Tasman town Murdunna, Kate Storey sold a 10ha waterfront property at No.428 Flinders Bay Rd for $1.4m, almost half a million more than the previous high, $943,000.
The director of Kate Storey Realty described No.428 as a “once in a lifetime property”.
“What set this off-grid dream home apart was the remoteness, yet only being one hour from Hobart,” she said.
“The property adjoins the waterfront reserve, has its own beach, its own creek, and its own wilderness.
“It’s an iconic holiday home.”

While record prices are often set in a booming market, Mrs Storey said that is not the only time new benchmarks occur.
“Even in sluggish markets, this can be achieved when you are selling exceptional, unique and extremely well presented properties — properties that hold the ‘wow factor’,” she said.
“Tassie’s property market is likely to be moving forward positively, as it is becoming more and more popular with interstate buyers wanting to escape the extreme heat.
“We are seeing the inquiry numbers rise from across the globe, especially from the UK, US and France.”

Analysis of realestate.com.au data shows 13 suburbs in greater Hobart and Tasmania’s southeast where new records were set this year.
In one area, records were broken twice.
Rose Bay’s highest price had been $1.93m since early 2022, before No.63 Cornwall St was sold mid-2025 for $2.575m — a $645,000 jump.
But this price was topped again in November with the sale of No.1 Ryeland Ct.
The Ryeland price is undisclosed. However, the property was listed for sale at $3m-plus.
