Historic Abbotsford riverfront home with private retreats could fetch up to $6m

Located along the banks of the Yarra River and once part of the historic Mayfield Estate, this river-facing residence in Abbotsford, covering approximately 1329 square metres, is rich in history.

“The property was part of the Georgiana McCrae pastoralists’ development of the 1830s,” says the vendor, Ros Harvey.

“The house was originally built around 1890 as one of a pair,” she explains.

While Mayfield Estate is an important part of the area’s history, Harvey and her partner (now deceased), professional chef Valerio Nucci, stumbled across the property by chance.

“We were walking on the Kew side of the river when we saw the for-sale sign on Mayfield Street. The auction was the next day,” Harvey says.

“We signed the contract and paid the deposit, and then had to worry about funding, but we made it. This was in 2000.”

The property was part of the Georgiana McCrae pastoralists’ development of the 1830s.

At the time of purchase, Harvey says the home was in terrible condition and needed extensive renovation.

“The house was a difficult project as the original home could not be demolished, and the site is very steep at the house level,” Harvey says.

“Our house was totally rebuilt by 2008 … apart from one fireplace and chimney in the living room.”

Working with architect and interior designer Helen Rice, the couple’s vision was created.

“The interior of the building was transformed with a modern, stylish fit out while the exteriors reflected the property’s unique history,” says Harvey.

A longtime friend of the couple, builder Peter Henry, who was coincidentally their next-door neighbour, oversaw the construction.

“This had many challenges, but we were very fortunate as Peter is a great problem solver and a true craftsman builder,” Harvey says.

The property has undergone an extensive renovation.

The home also features two self-contained retreats.

Alongside the renovated main residence, the property also features two self-contained retreats, a self-contained apartment created from the original stables, and a studio. Both have been renovated and offer great versatility.

But for Harvey, it is the natural surroundings, including the 39-metre river frontage, the expansive lawns, and the exquisite gardens that she says she has spent many hours working on, that are the “winner” of the property.

“The garden is beautiful, rolling down to the riverbank and then overlooking Melbourne’s largest native bushland park,” she says.

While the master suite’s balcony perhaps offers the greatest vantage point, “From most rooms in the house, the apartment and the studio, the outlook over the garden is wonderful and ever changing with the seasons,” she explains.
