Maison de Panissou doesn’t merely occupy its site, but amplifies it.

It is architecture as immersion, luxury as connection.

This is a home that honours the forest it inhabits, creating spaces where residents can experience the wilderness intimately while protected from the weather by the finest materials and craftsmanship.

The brief was to create an intensely private family sanctuary within a unique 3983sq m forest parcel.

Completed in late 2023, this four-bedroom property represents the unconstrained vision of Chris Gilbert — founder of Archier, a globally renowned architecture firm — highly awarded builder Merlin Constructions and the property’s owners. Together, they have pushed the envelope of contemporary design.

The owner, who spent childhood riding on trails in the area, described Panissou’s setting and aspect as “incredible”.

“It is amazing when you get some sunlight through the trees or snow in winter,” he said.

“A site like this only exists in Tassie, five minutes from town but you feel like you are hours away.”

In the early design stages, the owner — a tech company chief — gathered reference and inspiration points for the home: lots of glazing, a unique roofline, privacy, maximising the light, an outdoor bathroom experience, and bespoke sharp eaves.

“And we wanted a void where the garden could grow up through the house,” he said.

Privately orientated away from the street, this is a home that feels at one with its natural surroundings.

Panissou is encased within timber-framed windows from Candour, with the home appearing to float within the forest canopy. This dramatic gesture captures abundant northern light and warmth, while framing the lush green landscape through floor-to-ceiling glass that dissolves the boundary between interior and exterior.

The open-plan living area showcases raw brass and natural stone surfaces sourced directly from the Netherlands and Southern Italy. These European materials create a luxurious counterpoint to the distinctly Tasmanian setting — a cosmopolitan sensibility grounded in wilderness.

The living area flows into a sunken kitchen, a striking space wrapped in Italian Signorino terrazzo and Navurban Ravenswood surfaces, equipped with ultra-premium appliances from Liebherr, AEG, and Asko.

Opening onto a magnificent alfresco dining area, the kitchen and outdoor spaces combine to create the consummate entertainer, while equally serving as a private sanctuary for the speciality home chef. Above, two mezzanine areas nestled behind natural timber screens, offer unique vantage points over the expansive family spaces below.

The master bedroom suite is astonishing. In a radical departure from traditional design, the ensuite hangs beneath the master bedroom.

Descending via a private internal staircase, occupants will find vibrant green Perini natural stone tiling and speciality Navurban and Blum joinery enhancing the sense of submersion within the forest.

The ensuite’s outlook centres on a 70m eucalyptus. An outdoor bathtub, hand-cast in concrete, rests on the ensuite balcony, accessed through a full-height sliding glass wall. It’s one of many moments where Panissou blurs the distinction between shelter and exposure, indoors and outside.

Four spacious, extensively sound-insulated bedrooms occupy the main floor, two featuring walk-in wardrobes.

Underfoot, matt burnished concrete provides thermal mass and visual continuity, heated by an individually zoned Stiebel Eltron hydronic system from Germany.

Beyond the glass perimeter, extensive spotted gum timber decking extends the living spaces outward, connecting to an 11m mosaic-tiled heated lap pool and outdoor shower, wonderfully framed by the forest rising above and falling away below.

The pool’s heating and filtration system can be controlled remotely, maximising ease of mobile-ready management for owners.

The property’s abundant landscaping was carefully positioned to further envelope the home over coming years.

An elaborate LED garden lighting system transforms the grounds after dark, revealing layer upon layer of botanical intrigue.

Technical sophistication matches the architectural ambition: a contemporary 4K video and audio-enabled camera system provides comprehensive security, while three-phase power ensures efficient EV charging.

A high-calibre data network has been designed specifically to maximise remote working and connectivity for executive occupants seeking refuge without disconnection.

Wolf Property director Cam Rogers said Panissou feels like a luxe five-star resort.

“In the first few days on the market we have had interstate inquiries, particularly from Queensland, Melbourne, and the eastern suburbs and northern beaches of Sydney,” he said.

“Young, professional, high income locals have also shown interest in the property.

“It is a distinct house. The buyer will likely be someone who is active and connected to nature; it is the sort of home that will appeal to those types of buyers.”

No.424 Strickland Ave, South Hobart, is listed for sale with Wolf Property at $3.7m.
